The Ruston's 58 condominium residences are priced from $377,160 to $1,394,400. One-bedroom plans start in the high $370,000s, two-bedroom plans run from the mid $440,000s to roughly $765,000, and the ten penthouse residences on the sixth floor run from $943,740 to $1,394,400. The building sits at 1900 S Ervay Street in the Cedars, immediately south of downtown Dallas, on a 1.2482-acre parcel recorded with the Dallas Central Appraisal District as Ruston Condominiums. The property is inside the City of Dallas and Dallas ISD, and also pays Dallas County, Dallas College, and Parkland Hospital District. Four residential levels sit above the ground floor, with the penthouse level at the top.

Level Three residences

Residence 310 at $377,160 is the lowest-priced residence in the building. Level three carries the building's entry pricing on every plan line, and each plan repeats on the floors above at a step-up of roughly two percent per level.

What else should you budget for?

The published price is the purchase price and does not include the monthly homeowners association assessment, closing costs, or property taxes. The Ruston parcel pays five taxing jurisdictions — the City of Dallas, Dallas ISD, Dallas County, Dallas College, and Parkland Hospital District — and those rates are adopted separately each year by each entity. Adding published tax rates together does not produce the number on your statement, because each jurisdiction applies its own exemptions to its own taxable value.
