What are the best counties near Dallas-Fort Worth to buy ranch land?

The right county depends on drive time and what the land needs to do. For commuting distance and appreciation, buyers look at Collin, Denton, Kaufman, Ellis and Rockwall. For larger working and recreational ranches within 1 to 2 hours, they look west and north to Parker, Wise, Hood, Cooke, Jack and Montague. For more acres per dollar, they look east to Hunt and Van Zandt. The Agency Dallas Land & Ranch Division works across all of them.

Prices below are NTREIS medians for land of 5 acres or more that closed in the 12 months ending September 22, 2026. Drive times are approximate, from the county seat, off-peak.

How do you choose between them?

  1. Start with the drive. Decide the longest drive you will make every week. That rules counties in or out faster than anything else.
  2. Match the land to the use. Cattle and hay favor Cross Timbers and prairie pasture to the west and north. Horses and homesites cluster closer in. Hunting land sits farther out, where tracts run larger.
  3. Check the water rules. Parker, Wise, Hood and Montague fall under the Upper Trinity Groundwater Conservation District, which permits new wells. Some eastern counties have no district.
  4. Price by tract size. Small tracts cost far more per acre. In Parker County, 5 to 10 acres sold for about $39,600 per acre in the last year.

Where can I read more about each county?
