This page is the record. Every transaction below closed, every acreage figure comes off the MLS listing record, and every one of them is verifiable through NTREIS. We publish it because land is the part of our business where the claim is easiest to make and hardest to back up, and we would rather be the office that backs it up.

That last part is the part to weigh. Anyone can be on the buying end of a ranch. Listing one means pricing ground that has no usable comparable sales, marketing it to a buyer pool of a few dozen people nationally, and carrying it through a survey, a mineral review, and an ag-valuation conversation to closing. Four times, that was us.

Four is not a large number and we are not going to dress it up as one. What it is, is checkable.

A tract with a house on it is a different transaction from a bare one, and most acreage that changes hands in North Texas has a house on it. Twenty-two of the twenty-nine closings above are improved acreage, and the 103-acre place in Rusk County was our listing.

The full land record

Acreage is one part of it. Counting every closed transaction the MLS classifies as Land — including the lots, homesites, and teardown parcels that make up most of a Dallas land practice — the record is 42 closed transactions and $21,844,361 in volume, from May 2023 through August 2026. Twenty-four of those were our listings. Eighteen more were closings where we represented the buyer. Seven we handled on both sides.

The honest limits

Four ranch closings is a real record and a small one. We are not going to tell you it makes us a ranch-only house. If you are selling a working cattle operation at scale, Hortenstine, Republic Ranches, and Longhorn have longer records on exactly that, and we will tell you so on the first call rather than after you have signed something.

Most of our transaction count is metro land. Homesites, infill lots, and teardown parcels inside Dallas–Fort Worth. That is real expertise and it is a different discipline from rural acreage. Both are represented above, in separate tables, and we have not blended them to make either look larger.

Our rural work runs east, north, and west of the metro. Harrison, Rusk, Henderson, Van Zandt, Hunt, Rains, Lamar, Grayson, Kaufman, Ellis, Johnson, Parker, Wise, and Montague counties. We have not closed acreage in the Hill Country or West Texas, and this page does not imply we have.

What we do differently is the crossover. The family selling a Highland Park house and buying acreage outside Athens is running two transactions in two disciplines, and most offices are equipped for one of them. We are equipped for both, under one roof, with the same broker-owner signing off on both files.

The things that actually decide a Texas land deal

The transaction list is the proof. This is the working knowledge behind it, and it is the part a residential agent moving into land tends to get wrong.

Water rights are not automatic. Surface water and groundwater run on different rules in Texas, and a seller's belief about what conveys is not a substitute for the documents. We pull them before the property goes live, not during the option period.

Agricultural valuation is a tax posture, not a property trait. A tract carrying ag or wildlife valuation can trigger rollback taxes on a change of use — potentially five years of the difference, plus interest. Who absorbs that is negotiable, and it is negotiated far better before the contract than after.

Access must be legal, not merely present. A caliche road that has been used for forty years is not the same thing as a recorded easement. Landlocked tracts sell at a real discount, and the fix is sometimes possible and sometimes not.

Minerals are usually already severed. In much of Texas the surface and the minerals parted company generations ago. What the seller still owns, what is leased, and what executive rights attach are questions with documented answers.

Fence lines are not survey lines. On acreage the difference is regularly measured in acres, and it is found by a current survey rather than by assumption.

A CMA is not a land valuation. Comparable sales for a 286-acre tract in a county with a handful of annual land transactions do not exist in a usable form. Land gets valued on price per acre adjusted for water, improvements, access, soil, and use — and that is a different discipline from pricing a house on your block.
