Prosper is a fast-growing town of about 25 square miles that straddles Collin and Denton counties, just north of Frisco along the US 380 and Dallas North Tollway corridors. The Agency Dallas represents buyers and sellers across Prosper and North Texas, from resale homes in established subdivisions to new construction in master-planned communities. This page answers the questions we hear most about Prosper and points to our full market reports and buyer guides.
Prosper sits in western Collin County and eastern Denton County, directly north of Frisco, with Celina to the north. The town covers about 25.45 square miles, and its population grew from 30,174 in the 2020 Census to an estimated 41,660 in 2023.
US 380 runs along much of the town's southern edge, and the Dallas North Tollway and Preston Road carry most north-south traffic toward Frisco, Plano and Dallas. One point to check on every search: a Prosper mailing address does not always mean a home sits inside town limits or in Prosper ISD, so we confirm the city, county, school district and any special district for each address before an offer.

The median Prosper home sold for $839,001 from January through August 2026, down 1.2% from $849,500 in the same period of 2025, according to NTREIS MLS data in our Prosper report. The median price per square foot fell 6.6%, from $251 to $234.
August 2026 closings had a median price of $821,000, up 1.4% from a year earlier. Active listings in early October carried a median asking price of $949,720, well above recent closed prices.
For context, Prosper prices run far above the county medians: $460,000 in Collin County and $439,450 in Denton County in August 2026.

Prosper is a balanced market leaning toward buyers in fall 2026, with about 6.0 months of supply and 405 active listings as of October 5, 2026. Closed sales fell 10.3% year to date, from 600 to 538, while the median home took 52 days to sell, four days longer than in 2025.
The August numbers show the shift more sharply: closed sales fell 31.8% (85 to 58) and median days on market rose from 38 to 79. Sellers received a median 93.8% of original list price year to date, so pricing correctly at launch matters more than it did two years ago.
Prosper has more supply than either of its counties. Collin County ended August at 4.7 months of supply, and Denton County also stood at 4.7 months.

Prosper divides most clearly by county and corridor. The Collin County side, along Preston Road and Coit Road, includes the original town center around First Street and many of the town's established subdivisions. The Denton County side to the west includes large master-planned communities such as Windsong Ranch, plus Glenbrooke and Doe Creek in far west Prosper, which Denton ISD serves.
The US 380 frontage on the south is the commercial edge, and the Tollway corridor north of US 380 is where much of the town's newest residential and commercial growth is planned.
The North Texas Tollway Authority is extending the Dallas North Tollway 13.7 miles north of US 380 toward the Grayson County line. The first phase, from US 380 to FM 428 in Celina, is expected to open in late 2027, according to NTTA, with overpasses planned at First Street, Prosper Trail and Frontier Parkway inside Prosper. The bridges carrying the Tollway over US 380 into Prosper opened in 2023.
On US 380, TxDOT has completed the environmental study, preliminary engineering and alignment selection for the Prosper and Frisco segment from Teel Parkway to Coit Road. TxDOT says those projects will advance as traffic needs and funding allow, and it has not published dates. Buyers considering homes that back to either corridor should review the latest plans.
Prosper ISD serves most of the town, and Denton ISD serves the Glenbrooke and Doe Creek subdivisions in far west Prosper. Prosper ISD reports more than 34,000 students in 20 elementary schools, 7 middle schools, 4 high schools and one early childhood school.
Attendance zones shift as new campuses open, so confirm assigned campuses by address.
A Prosper tax bill combines several taxing units, and the total depends on the address. The Town of Prosper kept its rate flat at $0.505 per $100 of value for FY 2026-27. Prosper ISD adopted a 2026-27 total rate of $1.2011 per $100, down from $1.2141 the year before.
Homes on the Collin County side also pay the county rate ($0.149343 per $100 for FY 2025-26) and the Collin College rate ($0.08122 per $100 for FY 2025-26). Homes on the Denton County side pay Denton County and other Denton County units instead. Because each parcel carries a different set of units, we do not quote a single combined Prosper rate. Look up the exact units on the county appraisal district record for the address.

Many new master-planned communities in North Texas sit inside a municipal utility district (MUD) or public improvement district (PID) that financed roads, water and drainage, and that levy adds to the property tax bill. On a $900,000 home, every additional $0.10 per $100 of district tax adds $900 a year, so the district rate belongs in any monthly payment comparison.
Texas law requires written disclosure. MUD notice falls under Water Code Section 49.452, and if it is not given the buyer may terminate and recover costs. PID notice falls under Property Code Section 5.014 and must be signed before the contract binds. Also expect the first tax bill on a new home to reflect only the lot, with a larger bill once the finished house is appraised.

In a new Prosper community, the price you pay is a base plan price plus a lot premium plus options and upgrades, and builders typically raise base prices with each phase release. Two builders quoting the same base price can produce contracts $80,000 apart once lots, specs and fees are counted.

We recommend three private inspections on a new home: before drywall, before closing, and near month eleven while the one-year workmanship warranty is still in force.

Prosper resale homes compete directly with new construction, often a few miles away and often with builder incentives attached. With about six months of supply and a median 93.8% of original list price, the listings that sell first are priced from current closed sales, not from the active asking median.
