McKinney's Sunset Amphitheater is about 70% complete and has grown into a $334 million project, Community Impact reported on Oct. 7, 2026. Venu says the 20,000-seat venue at US 75 and SH 121 could get a temporary certificate of occupancy by April 1 and host up to 100 shows a year. For southwest McKinney, concert nights are now a near-term reality.

Where does the Sunset Amphitheater project stand?

According to Community Impact's Oct. 7 report, Venu vice president Bob Mudd said the project is roughly 70% complete. The original agreement with the city projected about $220 million in investment, and costs now total about $334 million. The venue is expected to open in 2027, and Mudd said a temporary certificate of occupancy could arrive by April 1.

Several design changes help explain the higher price:

  • Premium seating moved from a top-level club into the center of the bowl.
  • Venu plans a climate control system so the venue can operate from October through April.
  • The developer plans immersive show technology, which Mudd compared to the Sphere in Las Vegas.

Those changes also raised Venu's projections. Shows per year could rise from an original 60 to as many as 100, and projected revenue rose from $98 million to $164 million.

What is on the 46-acre site?

The city's project page describes a 46-acre site at US 75 and SH 121 with:

  1. An amphitheater seating up to 20,000, with smaller configurations for more intimate shows.
  2. More than 5,000 on-site parking spaces, including multi-level garages.
  3. About 295 premium firepit suites with food and beverage service and VIP parking.
  4. The Aikman Club, a members-only lounge developed with Troy Aikman and EIGHT Beer.
  5. A canopied roof over the seating areas, with heating and large cooling fans.

How is the project being financed?

Through a sale-leaseback. Community Impact reported that the land is being sold to Store Capital to fund construction, which Mudd described as a midterm financing mechanism. Venu expects to buy the property back around June or July after opening. Developers had asked the city to consider the arrangement.

What about traffic around US 75 and SH 121?

This is the question nearby homeowners ask most. In January 2026, Community Impact reported that the city council authorized a $2 million advanced funding agreement with TxDOT for capacity work on nearby roads, funded by the Regional Transportation Council through regional toll revenues. The work includes added turn lanes, sidewalks and crosswalks on:

  • The US 75 frontage road
  • Gateway Boulevard
  • Marketplace Drive
  • Medical Center Drive

Venu is also working with TxDOT and the city on road improvements based on a 2024 traffic study. A detailed event-night traffic plan has not been published in the coverage we reviewed, so residents should watch for one as opening approaches.

When could the first concert happen?

No first show date has been announced. The January report said the revised city schedule targeted final completion in September 2027, with Venu expecting to be open for the 2027 touring season. The April 1 temporary certificate of occupancy Mudd mentioned in October suggests the developer is aiming for an earlier start, but a firm date has not been set.

How will the cooler months work?

Most outdoor amphitheaters in North Texas go quiet in winter. Venu's plan for a climate control system running October through April, combined with the canopied roof over seating, is meant to extend the season well past summer. That is a big part of why projected shows rose toward 100 a year. For neighbors, it also means event nights are likely to be spread across most of the calendar rather than concentrated in a few summer months.

What does this mean for McKinney homeowners?

A regional music venue brings real energy and real trade-offs. Our agents at The Agency Dallas who work McKinney are talking with clients about both:

  • Entertainment within reach. Residents across Collin County will have a major outdoor venue close to home, which adds to the area's lifestyle appeal.
  • Event-night congestion. Up to 100 shows a year means frequent heavy traffic around US 75 and SH 121, especially on weekends.
  • Sound is a fair question. The canopy may help, but no published sound study was part of the coverage we reviewed. Buyers close to the site should ask.
  • Commercial momentum. Venues like this tend to attract restaurants and hotels nearby over time, which can strengthen the corridor's tax base.

Should buyers near the site wait until it opens?

Waiting until opening gives buyers a clearer sense of event-night traffic and noise, which is useful information. It also means competing with other buyers who have the same idea. For those who want to move now, driving the area during an existing large event in the corridor is a reasonable proxy.

Frequently asked questions

Where is the McKinney Sunset Amphitheater?

The Sunset Amphitheater is on a 46-acre site at US 75 and SH 121 in southwest McKinney. Coverage has described the site as both the northeast and northwest corner of that interchange, so check the city's project page for the exact layout. It is developed by Venu.

When will the Sunset Amphitheater open?

The venue is expected to open in 2027. In October 2026, Venu said it could receive a temporary certificate of occupancy by April 1. A January 2026 revised city schedule targeted final completion in September 2027. No first concert date had been announced as of late October 2026.

How many seats will the Sunset Amphitheater have?

The venue is designed for up to 20,000 people, with smaller configurations for more intimate shows. The site also includes about 295 premium firepit suites, the members-only Aikman Club, and more than 5,000 on-site parking spaces in surface lots and multi-level garages.

How much is the Sunset Amphitheater costing?

Community Impact reported in October 2026 that the total investment has risen to about $334 million, up from the roughly $220 million projected in the original agreement. Design changes include moving premium seating into the bowl, adding climate control for cooler months and planning immersive show technology.

Will the amphitheater cause traffic problems?

Event nights will add significant traffic. The city approved a $2 million agreement with TxDOT for turn lanes, sidewalks and crosswalks on the US 75 frontage road, Gateway Boulevard, Marketplace Drive and Medical Center Drive. Venu is also working on road improvements based on a 2024 traffic study.
