Buyer representation
How do I buy a home in Dallas-Fort Worth? Get pre-approved with a lender, sign a written buyer representation agreement with a local agent, and narrow your search by school district, commute and budget. When the right home comes up, your agent prices the offer against recent closed sales, negotiates the terms, and manages the option period, appraisal and title work through closing. The Agency Dallas represents buyers across Dallas-Fort Worth and North Texas, from first homes and high-rise condos to new construction, estates, land and ranches.
i.
An agent who represents only you
Your agent works for you under a written agreement, with a clear explanation of how they are paid before you tour.
ii.
The numbers before the offer
Closed sales near the home, days on market and the list price history, so you know what the house is worth before you name a price.
iii.
Negotiation on every term
Price is one line. Option period, earnest money, repairs, closing date and leaseback can matter as much, and we negotiate all of them.
iv.
A closing team lined up early
Local lenders, inspectors and title companies we trust, scheduled so deadlines in the contract are met.
How it works
01
Plan and pre-approve
We talk through budget, timing, schools and commute, and connect you with a local lender for a pre-approval letter.
02
Sign on and search
A written buyer agreement sets out our role and fees. Then we build your search and watch for homes before they hit the portals.
03
Tour and price
We walk each home with you, in person or by video, and pull the comps on anything worth an offer.
04
Offer and option period
We write and negotiate the Texas contract, then schedule inspections inside your option period.
05
Appraisal to closing
We track the appraisal, survey, title commitment and final walkthrough, and meet you at the closing table.
Buying in Texas
Most Texas home sales use contract forms promulgated by the Texas Real Estate Commission, and a few of their terms surprise buyers coming from other states. These are the ones we walk every client through before an offer goes out.
Buyer agreement first
Since August 2024, a written buyer representation agreement is required before you tour homes with an agent. It sets out what your agent does and how they are paid.
The option period
For an option fee you negotiate, the TREC contract gives you the unrestricted right to terminate during the option period. That is when inspections and repair negotiations happen.
Earnest money
Delivered to the title company soon after the contract is signed, as the contract specifies. It is credited to you at closing.
Title insurance
Title premiums in Texas are set by the Texas Department of Insurance. Who pays for the owner's policy is negotiated in the contract, and it is often the seller.
Survey
Sellers often provide an existing survey with a T-47 affidavit. If one is not acceptable to your lender or title company, a new survey may be ordered.
Homestead timing
Homestead eligibility is set on January 1, so closing by December 31 and living in the home on January 1 matters. Read the homestead guide
