Chandlers Landing homes sold for a median of $500,000 in the 12 months ending October 30, 2026, based on 34 closed residential sales in NTREIS, with prices running from $285,000 to $810,000. The homes that sold fastest were not the cheapest or the largest. They were the ones priced to the per-square-foot value of their own section and condition from the first day.
The Agency Dallas, an independently owned and operated brokerage serving North Texas, looked at every one of those 34 closings to separate what sold quickly from what sat. The median home took 68 days on market. Ten closed within 30 days, 16 took 31 to 89 days, and eight took 90 days or longer.
What is Chandlers Landing, and why do its values vary so much?
Chandlers Landing is a lakeside community in Rockwall on Lake Ray Hubbard. NTREIS records it as more than a dozen numbered sections and replats, from Chandlers Landing #2 through #20. Those sections were built at different times with different lot sizes and home types, which is why a single neighborhood median hides so much.
In the last 12 months, the closed sales included:
- Three townhomes and 31 single-family homes.
- Homes from 1,351 to 4,025 square feet.
- Lots from about 0.09 to 0.43 acres.
- Only one home with a pool.
- Two homes coded as waterfront lots, which closed at $170 and $275 per square foot.
The same street can hold very different values. On Columbia Drive alone, closed prices ran from $285,000 to $810,000, depending on the section and the home.
What did Chandlers Landing homes sell for by price range?
Grouping the 34 closings by price shows how value per square foot climbs with price, while days on market does not follow a straight line:
- Under $400,000 (9 sales): median $154 per square foot, median 45 days on market.
- $400,000 to $499,999 (7 sales): median $173 per square foot, median 76 days.
- $500,000 to $599,999 (13 sales): median $198 per square foot, median 53 days.
- $600,000 and up (5 sales): median $207 per square foot, median 71 days.
The $500,000 band was the busiest, with 13 of the 34 sales. Five homes closed at $499,999 or $500,000, which tells a seller where buyers in this community have been most willing to meet.
What sold fast in Chandlers Landing?
The ten homes that closed within 30 days had a median close price of about $500,000 and a median of $195 per square foot. They were not bargains. What they shared was a price that matched the home in front of the buyer.
Three patterns stood out in the quick sales:
- Smaller, updated homes priced on per-square-foot value. A 1,882 square foot home on Valkyrie Place closed at $500,000 in five days, or $266 per square foot.
- Well-matched homes at the upper end. A Defender Court home closed in three days at $221 per square foot, and a Columbia Drive home in section #2 closed at $650,000 in three days.
- Homes that went under contract before or right as they hit the market. Three Yacht Club Drive homes recorded zero or one day on market, which usually reflects a contract written at or before launch.
What sat, and why?
The eight homes that took 90 days or more had a median close price of $510,000 and a median of $203 per square foot, nearly the same as the fast group. The difference was not the final price. It was how each home was priced relative to its size, condition, and section when it first listed.
- A 3,383 square foot home on Harbor Landing Drive closed at $500,000 after 176 days, or $148 per square foot. Buyers paid the same $500,000 for homes half its size elsewhere in the community.
- A Liberty Lane home closed at $525,000 after 256 days, the longest market time of the year.
- A Sovereign Court home closed at $730,000 after 128 days, one of the highest prices in the community.
Larger homes were the slowest group by size. Homes between 2,300 and 2,900 square feet had a median of 78 days on market, compared with 53 days for homes under 2,300 square feet.
How should you price a Chandlers Landing home to sell without sitting?
Our agents price Chandlers Landing homes section by section, not from the community median. The process we follow:
- Pull closed sales in your section and the sections next to it for the last 12 months.
- Compare per-square-foot value for homes within 300 square feet of yours.
- Adjust for updates, water access or view, lot size, and garage count.
- Check what is active now in Chandlers Landing, because that is what buyers will tour the same afternoon.
- Set the list price inside the range buyers have already paid, not above the highest sale.
The Agency Dallas also looks at timing. Closings in the last year bunched in May and September, with six sales each, while August and October had one each. A home ready to list in early spring or late summer meets more buyers.
Does being on the water change the number in Chandlers Landing?
It can, but not automatically. The two waterfront-coded homes in Chandlers Landing that closed in the last year were very different. A Lionhart Place home closed at $630,000, or $275 per square foot, the highest per-square-foot price in the community. A Sceptre Drive home with a pool closed at $597,123, or $170 per square foot. Waterfront value depends on frontage, dock, and view, which our guide to selling a waterfront home on Lake Ray Hubbard covers in detail.

Frequently asked questions
What is the median home price in Chandlers Landing?
Based on 34 closed residential sales in NTREIS between October 30, 2025 and October 30, 2026, the median close price in Chandlers Landing was $500,000. Prices ranged from $285,000 for a townhome to $810,000 for a 4,025 square foot home on Columbia Drive. The median value was about $193 per square foot.
How long do Chandlers Landing homes take to sell?
The median Chandlers Landing home closed after 68 days on market over the last 12 months. Ten of the 34 homes closed within 30 days, and eight took 90 days or longer. The fast group and the slow group closed at nearly the same median price, so pricing at launch mattered more than the final number.
Do larger homes in Chandlers Landing sell for more per square foot?
No. Homes under 2,300 square feet closed at a median of $234 per square foot, while homes over 2,900 square feet closed at a median of $165. Larger homes also took longer, with homes from 2,300 to 2,900 square feet posting a median of 78 days on market. Buyers pay for condition and location within the community more than size.
When is the best time to list in Chandlers Landing?
In the last 12 months, Chandlers Landing closings were heaviest in May and September, with six each, and lightest in August and October, with one each. Because closings trail contracts by several weeks, listing in early spring or mid to late summer put homes in front of the most active buyers.
Should I price my Chandlers Landing home from the neighborhood median?
We do not recommend it. Chandlers Landing includes more than a dozen sections built at different times, plus townhomes and single-family homes. The Agency Dallas prices from closed sales in your section and nearby sections, adjusted for size, updates, and water access, and checks current active competition before setting a list price.
