How Do Fields West and PGA Frisco Affect Luxury Home Values?

Fields West and PGA Frisco are likely to support luxury home values in north Frisco over time by adding jobs, destination golf, retail and dining close to established neighborhoods. The effect will not be even, though. Homes with easy access and no traffic or construction downside tend to benefit most, while homes right next to construction zones or new arterial traffic can face short-term pressure. Buyers and sellers should judge each street on its own.

At The Agency Dallas, our agents follow north Frisco closely. This guide explains what is being built, what it may mean for home values and how to use it in a buying or selling decision.

What are Fields, Fields West and PGA Frisco?

Fields is a master-planned development of roughly 2,500 acres in north Frisco. Its developer has estimated the project could reach $10 billion to $15 billion in value, according to Hoodline in March 2026. Key pieces:

  • PGA Frisco and the Omni PGA Frisco Resort. The $520 million resort opened May 2, 2023, on 660 acres, with two championship courses designed by Gil Hanse and Beau Welling and a 10-hole short course, according to Wikipedia. The PGA Championship is scheduled to return there in 2027 and 2034.
  • PGA of America headquarters. The organization has moved its headquarters to the Fields campus.
  • Fields West. A mixed-use district of roughly $800 million with shops, restaurants and offices. Developers say openings will roll out in phases starting in late 2027.
  • Housing. The master plan calls for more than 5,000 single-family homes and 2,000 luxury multifamily units.

We covered the projects themselves in Frisco's Fields West vertical boom and PGA Frisco and the Fields development. This article focuses on home values.

How could these projects raise nearby luxury home values?

  1. Amenities nearby. Walkable dining, shopping and entertainment close to home are a draw for luxury buyers.
  2. Jobs and executives. Corporate offices and headquarters bring relocating executives who often buy at the top of the market.
  3. National visibility. Major championships put Frisco in front of a national audience, which supports out-of-state demand.
  4. Golf lifestyle. Proximity to championship golf is a selling point for a specific group of high-end buyers.

What are the risks for nearby homes?

  • Construction. Years of building bring noise, trucks and road work.
  • Traffic. New destinations add trips on nearby roads, especially during events.
  • New supply. Thousands of new homes add competition for resale sellers, particularly in the same price band.
  • Timing. Phased openings starting in late 2027 mean some benefits are still a few years away.

Our article on new construction versus resale covers how new supply affects resale pricing.

What is the Frisco market doing now?

Frisco is mostly in Collin County, where the median listing price was down 0.95 percent year over year in August 2026, according to Realtor.com data on FRED. That means any lift from Fields is happening against a flat broader market, not a rising one. Buyers have negotiating room now, and the payoff from nearby amenities is more of a long-term factor. Our Frisco housing market report tracks current conditions.

Which homes are most likely to benefit?

Large developments rarely lift every nearby home equally. Homes most likely to benefit share a few traits:

  • Close but not adjacent. A short drive to Fields without facing construction or new commercial traffic is often the sweet spot.
  • Established neighborhoods. Mature landscaping and finished streets stand out against blocks of new construction.
  • Luxury finishes and lot size. Executives relocating for nearby jobs often look for homes that new production builders do not offer.
  • Golf appeal. Homes that suit golf-minded buyers may draw interest from people attracted by PGA Frisco.

Homes facing new arterials, event parking or long construction timelines may see slower interest until the area settles.

How should buyers and sellers use this information?

For buyers:

  • Map the home's route to Fields and to your office, and check planned road changes.
  • Ask what land near the home is zoned for and what is planned there.
  • Weigh a few years of construction against long-term amenity value.

For sellers:

  • Lead with real, open amenities rather than future promises.
  • Price against closed sales in your neighborhood, not against projections.
  • Highlight quiet streets and easy access if your home has both.

Frequently asked questions

Will Fields West raise home values in Frisco?

Over time, Fields West and PGA Frisco are likely to support values in nearby north Frisco neighborhoods by adding amenities, jobs and national visibility. The effect varies by street. Homes near construction or new traffic may see short-term pressure, and phased openings begin in late 2027.

When did the Omni PGA Frisco Resort open?

The Omni PGA Frisco Resort opened May 2, 2023. The $520 million resort sits on 660 acres with two championship courses designed by Gil Hanse and Beau Welling and a 10-hole short course. The PGA Championship is scheduled there in 2027 and 2034.

How big is the Fields development?

Fields covers roughly 2,500 acres in north Frisco. The master plan calls for more than 5,000 single-family homes and 2,000 luxury multifamily units, along with the PGA campus, Fields West and other commercial districts. Its developer has estimated a total value of $10 billion to $15 billion.

Does new construction at Fields hurt resale values?

New homes add competition, especially for resale homes in the same price band. Resale sellers can compete on location, lot size, mature landscaping and price. Buyers should compare new construction incentives with resale pricing before deciding.

Should I buy near PGA Frisco now or wait?

It depends on your timeline. Prices in Collin County have been roughly flat, so buyers have negotiating room today. Buying now means living through construction, while waiting may mean paying more once amenities open. Compare specific homes and planned development nearby.
