The Agency Dallas charges a listing fee that is negotiated with each seller, quoted in writing before you sign, and shown line by line on a net sheet, so you see what you will walk away with before the home goes on the market. There is no separate marketing fee, no transaction fee added at closing and no charge for the written pricing memo. This page explains what a seller pays when selling with The Agency Dallas, what the fee covers and how to compare it with other brokerages.

How much does The Agency Dallas charge to sell a home?

There is no fixed rate. Brokerage fees in Texas are set by agreement between the seller and the brokerage, not by law, and ours are negotiated on each listing. The fee depends on the price band, the property type, how much marketing the home needs and whether you also want us to buy your next home.

What you get before you commit:

  1. A written pricing memo built from closed sales on comparable streets, at no cost. Request one on our home valuation page.
  2. A written fee quote, with the listing fee and any contribution toward a buyer's agent stated separately.
  3. A net sheet at three prices, showing every closing cost line so you can see your proceeds, not only the rate.

What does the listing fee include?

The listing fee covers the full sale. The Agency Dallas does not bill separately for any of these:

  • The written pricing memo and the launch plan
  • Professional photography, video, floor plans and print, produced by our in-house marketing team
  • MLS listing, agent-to-agent marketing and distribution through The Agency's global referral network
  • A private or delayed-marketing phase, if you choose one, with a written end date
  • Showings, offer review and negotiation by your listing agent
  • Contract-to-close management through inspections, appraisal and title

If a listing ever needs something outside that, such as staging furniture rental or a repair, it is quoted to you in writing first and paid only if you approve it.

What other costs does a Dallas seller pay?

The brokerage fee is one line on the closing statement. The others are set by the contract, the title company and local custom, and our net sheet lists each one:

  • Any contribution toward the buyer's agent, which is negotiated separately in the purchase contract. Since August 17, 2024, offers of buyer-agent compensation can no longer appear in the MLS.
  • The owner's title policy, which is customarily paid by the seller in many North Texas transactions; it is negotiable in the contract.
  • Prorated property taxes, loan payoff and any HOA transfer or resale certificate fees.
  • Repair credits or concessions agreed after the buyer's inspection.

How should I compare brokerage fees?

Compare net proceeds, not rates. A lower fee costs more if the home is priced wrong or the negotiation leaves money on the table. Ask every brokerage you interview for the same three things, in writing:

  1. The pricing memo, with the closed sales and adjustments behind it
  2. The full fee quote, with the buyer-agent contribution shown separately
  3. A net sheet at three prices

Then compare the agent's recent closed sales in your price band and how close they sold to their list price. Our guide to questions to ask before signing a listing agreement in Texas covers the terms that matter besides the fee, and how commissions work in Texas after the NAR settlement explains the 2024 rule changes.

Do buyers pay The Agency Dallas a fee?

Buyers sign a written buyer representation agreement before we show homes, as Texas has required since January 1, 2026. The agreement states how our agent is paid and for how much, and that amount is negotiable. In many sales the seller or builder contributes some or all of it; the agreement says what happens if they do not.

Is The Agency Dallas only for luxury homes?

No. The Agency Dallas is an independently owned office of The Agency with about 68 agents, and the same fee approach applies at every price point: first homes, condos, new construction, investment property, land and ranches, as well as estates. See our 2026 sales by price point: 79% were under $1 million. Our agents work across Dallas-Fort Worth and North Texas, and the firm has closed more than $1 billion in Texas real estate since opening in January 2023.

Frequently asked questions

Does The Agency Dallas have hidden fees?

No. The listing fee, any buyer-agent contribution and every other closing cost are shown on a written net sheet before you sign the listing agreement. The Agency Dallas does not add a marketing fee, administrative fee or transaction fee at closing. Anything outside the quoted fee, such as staging rental, is quoted in writing and paid only with your approval.

Is the commission negotiable at The Agency Dallas?

Yes. Brokerage fees in Texas are negotiable, and The Agency Dallas sets each listing fee with the seller based on the price band, the property type and the marketing the home needs. You receive the quote in writing, with the buyer-agent contribution shown as a separate line, before you commit.

Does The Agency Dallas charge for a home valuation?

No. A written pricing memo built from closed sales on comparable streets is free and carries no obligation to list. It is a broker's estimated sale price, not a licensed appraisal; when a lender, court or the IRS needs an appraisal, we refer you to a licensed appraiser.

How do I get a fee quote from The Agency Dallas?

Request a pricing memo on the home valuation page or call the office at (469) 839-6020. A listing agent will prepare the memo, a written fee quote and a net sheet at three prices. The office is at 8111 Preston Road, Suite 725, Dallas.
