West Fort Worth homes above $2 million sold at a median of $2,590,000 and about $478 per square foot across 81 closed sales in the two years ending October 30, 2026, according to NTREIS. The 42 sales in the most recent 12 months closed at a median of $2,555,000 and about $486 per square foot, so this tier has held steady, and pricing comes down to placing your home correctly inside it.

The Agency Dallas, an independently owned and operated brokerage serving North Texas, pulled every closed residential sale of $2 million or more in ZIP codes 76107, 76109, 76116, 76126 and 76132 to build this guide. Here is how the market at this level actually prices homes.

How big is the west Fort Worth market above $2 million?

Small enough that every sale matters. NTREIS records 81 closed sales of $2 million or more across those five ZIP codes over two years, about 40 a year. Here is where they happened:

  • Montrachet: 11 sales, median about $2,800,000
  • Montserrat: 10 sales, median about $2,450,000
  • Mira Vista: 10 sales, median about $2,269,000
  • Westover Hills: 9 sales, median about $2,790,000 and the highest rate among the larger groups, about $540 per square foot
  • Edwards Ranch Riverhills: 4 sales, median about $3,050,000
  • Overton Park, Westcliff, Bellaire Estates and Arlington Heights: 3 sales each

No single neighborhood has enough sales to price a $2 million home on its own. That is the first rule of this tier: widen the comparable set across enclaves that the same buyers shop.

What does each price band look like?

Price per square foot rises as you move up, which usually reflects newer construction and better land at the top of the market:

  1. $2 million to $2.5 million: 35 sales, median about 5,070 square feet and $466 per square foot.
  2. $2.5 million to $3 million: 27 sales, median about 5,780 square feet and $474 per square foot.
  3. $3 million to $4 million: 11 sales, median about 5,810 square feet and $559 per square foot.
  4. $4 million and up: 8 sales, median about 7,140 square feet and $661 per square foot, topping out at $5,000,000.

The jump between the second and third bands is the one to study. Homes of similar size sold for roughly $85 more per square foot in the $3 million band, and in our experience the difference comes from age, finish and lot, not footage.

How much does the lot add?

Across the 81 sales, lot size changed the median but not in a straight line:

  • Under half an acre: 28 sales, median $2,425,000, about $493 per square foot
  • Half an acre to one acre: 39 sales, median $2,590,000, about $446 per square foot
  • One acre or more: 14 sales, median $3,050,000, about $497 per square foot

Smaller lots in close-in neighborhoods earn a high rate because location carries them. Acre-plus lots earn a high rate because land does. The middle band, half an acre to an acre, is where condition decides the result.

How should you price a west Fort Worth home above $2 million?

At this level a price is a position, and the first two weeks decide whether buyers take it seriously. Our approach at The Agency Dallas:

  1. Build a cross-enclave comparable set. Pull the closest sales by size, age and lot from every neighborhood your buyer would consider, not just your own.
  2. Place the home in its band honestly. A 5,500 square foot home that needs updating belongs in the $466 to $474 range, even if a neighbor sold at $560.
  3. Separate land from house. On lots over an acre, value the land first, then the improvements.
  4. Check the last 12 months against the prior 12. Here the medians were close, $2,555,000 against $2,600,000, which means today's buyers are paying what last year's paid.
  5. Plan the launch. Photography, a pre-listing inspection and a planned launch week with broker previews all matter more when only a few dozen homes trade a year.

Who is buying above $2 million in west Fort Worth?

The buyer pool at this level is narrow but varied, and each group reads a listing differently:

  • Fort Worth move-up buyers who already know the enclaves and compare your home to sales they have watched.
  • Dallas buyers looking west who measure Fort Worth prices per square foot against Highland Park and Preston Hollow.
  • Relocating executives and families who want a finished home, a clear school answer and a fast close.

A price that makes sense to all three, backed by sales they can check, is what gets a home shown in its first two weeks.

What mistakes cost sellers the most at this level?

  • Pricing off the highest sale in the neighborhood rather than the most similar one.
  • Ignoring adjacent enclaves, which an appraiser and a buyer's agent will not ignore.
  • Treating square footage as the value driver when finish and land explain the gap between bands.
  • Waiting too long to adjust. With a small buyer pool, a home that sits gets compared to the next listing, not to its original price.

NTREIS records 81 closed residential sales of $2 million or more across ZIP codes 76107, 76109, 76116, 76126 and 76132 in the two years ending October 30, 2026, or about 40 a year. Montrachet, Montserrat, Mira Vista and Westover Hills accounted for 40 of them.

What is the price per square foot for a $2 million home in Fort Worth?

Across those 81 sales the median was about $478 per square foot. Homes from $2 million to $2.5 million sold at about $466, while homes above $4 million sold at about $661. Age, finish and lot explain most of the difference, more than size.

Are west Fort Worth luxury home prices still rising?

They have held steady. The 42 sales of $2 million or more in the most recent 12 months closed at a median of $2,555,000 and about $486 per square foot, against $2,600,000 and about $474 for the 39 sales in the year before.

Does a bigger lot mean a higher price in west Fort Worth?

Usually. Homes on an acre or more sold at a median of $3,050,000, against $2,425,000 on lots under half an acre. Price per square foot was similar for both, because small central lots earn a premium for location and large lots earn one for land.
