Westover Hills homes in the town's main Westover Hills Addition sold for a median of $2,700,500 across 11 closed sales between October 30, 2024 and October 30, 2026, according to NTREIS. Street by street, those sales ran from $925,000 on Indian Creek Drive to $4,475,000 on the same street, which tells you the street matters less than the lot, the house and its condition.

The Agency Dallas, an independently owned and operated brokerage serving North Texas, pulled every closed sale in the Westover Hills Addition for the last two years to give owners a real picture of what sells and why. Here is what the numbers show.

How many homes actually sell in Westover Hills each year?

Very few. Westover Hills is a small, separately incorporated town surrounded by Fort Worth, and turnover is low. NTREIS records 11 closed residential sales in the Westover Hills Addition over 24 months, or roughly one every two months. Only four of those closed in the most recent 12 months.

That scarcity cuts both ways for a seller:

  • There are few direct comparables, so pricing has to account for differences in lot, square footage and finish rather than lean on a neighborhood average.
  • Buyers who want this specific town have limited choice, which can support pricing when a home is ready to show.
  • One unusual sale, high or low, can swing the median, so a single year of data is not a reliable price guide on its own.

What do Westover Hills homes sell for, street by street?

Here is how the 11 NTREIS closed sales in the Westover Hills Addition break down by street, October 30, 2024 to October 30, 2026:

  1. Indian Creek Drive: four sales from $925,000 to $4,475,000, with a median of $2,250,000. Home sizes ranged from about 3,500 to 7,700 square feet.
  2. Westover Lane: three sales from $1,600,000 to $3,150,000, with a median of $2,700,500. The top sale on the street was a 4,844 square foot home on just under half an acre.
  3. Merrymount Road, Shady Oaks Lane and Hidden Creek Road: one sale each, all between $2,600,000 and $2,800,000, on homes of roughly 5,900 to 7,000 square feet.
  4. Westover Terrace: one sale at $4,175,000 on a 1.7 acre lot, the largest lot in the set.

The two sales above $4 million, one on Westover Terrace and one on Indian Creek Drive, show the ceiling. The sale under $1 million on Indian Creek Drive shows the floor, and it carried the lowest price per square foot in the group, which usually points to a home bought for its land or for a major renovation.

What does a square foot cost in Westover Hills?

The median closed price per square foot across the 11 sales was about $486. The range was wide, from about $265 to about $874.

  • Below $450 per square foot: four sales, typically older homes or larger homes that needed updating.
  • $450 to $700 per square foot: six sales, the core of the market for updated or well kept homes.
  • Above $700 per square foot: one sale, the 1.7 acre Westover Terrace property, where land drove the number.

Price per square foot is a starting point, not an answer. In a town where lots run from under half an acre to nearly two acres, a seller has to separate the value of the land from the value of the house before the number means anything.

Why do prices vary so much on the same street?

Indian Creek Drive alone produced both the lowest and highest sale in the data set. Four factors explain most of the spread we see in Westover Hills:

  1. Lot size and position. Median lot size across the 11 sales was about two thirds of an acre, but the top sale by price per square foot sat on 1.7 acres.
  2. Age and condition. Original homes that need significant work trade closer to land value. Renovated or newer homes command the upper band.
  3. Square footage. The largest homes, near 7,000 to 7,700 square feet, set the highest totals but not always the highest price per square foot.
  4. Timing. The four sales in the most recent 12 months had a median of $2,250,000, against $2,800,000 for the seven sales the year before. With this few sales, that shift reflects which homes sold more than a change in what the town is worth.

How should a Westover Hills seller set the price?

With so few sales, pricing in Westover Hills is closer to an appraisal exercise than a neighborhood average. Our approach at The Agency Dallas:

  • Start with every closed Westover Hills sale in the last 24 months, not just the last 12.
  • Add the closest closed sales in nearby enclaves such as Rivercrest to widen the comparable set.
  • Adjust separately for land, house size, age and condition.
  • Price to the buyer pool that actually shops here, which includes buyers from Dallas and out of state, not only Fort Worth.

Frequently asked questions

What is the median home price in Westover Hills, Texas?

Across the 11 closed sales in the Westover Hills Addition recorded in NTREIS from October 30, 2024 to October 30, 2026, the median price was $2,700,500. Sales ranged from $925,000 to $4,475,000. Because so few homes sell each year, a two-year view gives a steadier picture than a single year.

Which street in Westover Hills sells for the most?

The highest sale in the last two years was on Indian Creek Drive at $4,475,000, followed by Westover Terrace at $4,175,000. Indian Creek Drive also had the lowest sale. In Westover Hills the lot, house size and condition drive price more than the street name, so street averages should be read with care.

How many homes sell in Westover Hills each year?

Very few. NTREIS shows 11 closed residential sales in the Westover Hills Addition across the 24 months ending October 30, 2026, and only four of those closed in the most recent 12 months. That low turnover is why each sale carries weight and why pricing needs careful adjustment.

Is Westover Hills part of Fort Worth?

No. Westover Hills is its own incorporated town, surrounded by Fort Worth on the west side. It has its own municipal government. Buyers often shop it alongside Fort Worth enclaves such as Rivercrest, Tanglewood and Mira Vista, so sellers compete with those neighborhoods for the same buyers.

How does The Agency Dallas price a Westover Hills home?

The Agency Dallas, an independently owned and operated brokerage serving North Texas, starts with every closed Westover Hills sale over 24 months, adds the closest nearby enclave sales, and adjusts separately for land, size, age and condition. The result is a price built for the actual buyer pool, which often includes Dallas and out of state buyers.
