To sell a luxury home in Dallas, price it from closed sales on comparable streets, hire a listing agent on their documented numbers, prepare and market the house for a small and specific buyer pool, and settle disclosures and your private-versus-public launch plan before the first showing. At The Agency Dallas we run every high-end listing in that order, because each step sets up the next one.
A luxury sale in Dallas is not a bigger version of a median sale. The buyer pool is smaller, comparable sales are thinner, and the first two weeks of exposure carry more weight. This guide covers the four decisions that decide the outcome, with links to our detailed posts on each one.
How should I price a luxury home in Dallas?
Price a luxury home from recent closed sales on comparable streets, adjusted for lot, condition, finish level and architecture, and check that number against active and pending competition. Do not price from list prices, portal estimates or a metro median.
The Dallas luxury market does not move as one number. In The Agency Dallas October 2026 luxury market report, built from NTREIS closed sales for January through August 2026:
- University Park homes sold in a median 12 days at 98.3% of original list price, with 3.6 months of supply.
- Highland Park homes sold in a median 30 days at 96.3% of original list, with a median price per square foot of $828.
- Preston Hollow carried 5.3 months of supply and 426 active listings, and homes sold at 95.2% of original list.
Those spreads are why a pricing opinion has to be built street by street. For a one-of-a-kind house with few true comparables, the work is different again: land value, buildable square footage, finish and provenance are priced separately and then assembled. We explain that method in how luxury homes get valued when there are few comparable sales, and the latest neighborhood figures are in our Dallas luxury market report.
Questions to ask about any pricing opinion you are given:
- Which closed sales did you use, and why those streets?
- What adjustment did you make for each difference, in dollars?
- Which listings in this price band expired or were withdrawn, and at what price?
- What would move the number to the top or the bottom of your range?
A broker's pricing opinion is an estimated sale price, not an appraisal. Texas rules require a written statement saying so on every broker price opinion or comparative market analysis (22 Texas Administrative Code 535.17). You can request a private pricing memo from The Agency Dallas built on what sold near you.
How do I choose a listing agent for a luxury home in Dallas?
Choose the agent whose recent closed sales in your price band and neighborhood are documented in writing, and who can explain exactly who will handle your file. Interview two or three and ask each the same questions so the answers compare.
- Recent closings in your band. How many sales at or above your expected price did you personally close in the last 24 months, and where?
- Sale-to-list ratio and days on market. Ask for both, compared with your neighborhood. Our post on sale-to-list ratio explains how to read them.
- Who does the work. Will the person in your living room negotiate your offers, or hand the file to a team member?
- Fee and terms. Commissions in Texas are negotiable. Since the NAR settlement practice changes took effect on August 17, 2024, offers of buyer-agent compensation can no longer appear in the MLS, so the listing fee and any contribution to the buyer's agent are separate conversations. See how real estate commissions work in Texas after the NAR settlement.
- The listing agreement itself. Length, cancellation terms and protection period. Our list of questions to ask before signing a listing agreement in Texas covers each clause.
Selling without an agent is legal in Texas, and some owners do it. At the high end the exposure is in pricing without full MLS sold data and in handling disclosures and negotiation alone. We lay out the trade honestly in can I sell my Dallas home without a Realtor. At The Agency Dallas, fees are negotiable, quoted up front, and shown line by line on the net sheet before you sign.
How should I prepare and market a luxury home in Dallas?
Prepare the house in a fixed order, then launch it with finished assets to the agents and buyers who actually buy in your price band. The order we use is disclose, repair, clean, stage, photograph.
- Repair what an inspector will flag. Plumbing leaks, HVAC that cannot hold temperature, drainage that reads as a foundation question, and open roof claims. Skip large remodels the next owner will redo. Our guide to repairs and staging worth doing before you sell goes item by item.
- Stage the rooms that carry the price. Entry, living, kitchen and primary suite. Vacant rooms photograph small.
- Produce the assets before launch. Architectural photography in the right light, a measured floor plan, video, and aerial or twilight frames where the lot earns them.
- Distribute to named buyers' agents. Reach the agents who have closed in your price band recently, plus The Agency's referral network for relocating and out-of-state buyers.
- Control showings. Proof of funds or lender verification before access, and agent-accompanied showings.
Ask any brokerage to show you its marketing plan and budget for your home in writing. Our post on what marketing to expect from a brokerage selling a luxury home lists what should be included, and what luxury brokerages do differently covers pricing, buyer reach and showing control. The Agency Dallas keeps photography, video, print and digital marketing in house, and the marketing page shows the formats. If your property is new construction or acreage, the buyer pool and the marketing change again; see our New Construction practice and Land + Ranch division.
On timing, a well-priced, well-prepared luxury home can still move quickly. In our October 2026 report, median days on market was 12 in University Park and 30 in Highland Park. An overpriced home spends its first two weeks of attention collecting showings without offers.

What disclosures and private sale options apply to a Dallas luxury sale?
Most Texas sellers of a single-family home must give the buyer a written Seller's Disclosure Notice on or before the date the contract is signed, whether the home is marketed publicly or privately. You can also choose a private or delayed-marketing launch, but that choice trades exposure for privacy.
What Texas Property Code Section 5.008 requires:
- Who: the seller of residential property with no more than one dwelling unit.
- When: on or before the effective date of the contract.
- If it is late: the buyer may terminate for any reason within seven days after receiving it.
- Common exemptions: transfers by a fiduciary administering an estate or trust, between co-owners, to a spouse or direct-line relative, under a court order or foreclosure, and of a new home never occupied.
Our post on what disclosures Texas home sellers have to make walks through the form. If you are selling an estate home, see how to sell an inherited house in Dallas.
On private sales: a $5 million home can be sold quietly through an office exclusive or a delayed-marketing listing, with exposure limited to agents and their qualified buyers. The trade is real. Fewer buyers see the home, so you may never learn what the strongest buyer would have paid. The approach we use at The Agency Dallas is a private phase with an end date and a decision point: accept an offer, adjust price, or launch publicly. The mechanics, rules and costs are in how off-market and private listings work in Dallas.
Frequently asked questions about selling a luxury home in Dallas
How do I get the most money selling a home in Highland Park or University Park?
Price against closed sales on comparable streets inside the town limits, not against the ZIP code or a nearby Dallas address, prepare the house to the standard of its price band, and launch only when photography and floor plans are finished. In our October 2026 report, University Park homes sold at 98.3% of original list and Highland Park homes at 96.3%. See how to sell in Highland Park or University Park.
How long does it take to sell a luxury home in Dallas?
It depends on the neighborhood and the price. NTREIS closed sales for January through August 2026 showed median days on market of 12 in University Park, 13 in Lakewood, 28 in Preston Hollow and 30 in Highland Park, per The Agency Dallas October 2026 luxury report. Overpriced homes sit longer, because the first two weeks of buyer attention pass without an offer.
What does it cost to sell a luxury home in Dallas?
The main costs are the listing brokerage fee, any contribution you agree to toward the buyer's agent, the owner's title policy that Texas custom assigns to the seller, prorated taxes, and any repair credits. All fees are negotiable. Ask for a written net sheet at three prices before you list. Our post on what it costs to sell a house in Dallas lists each line.
Can I sell my Dallas luxury home without listing it publicly?
Yes. An office exclusive keeps the listing inside one brokerage, and a delayed-marketing listing lets other MLS agents share it with their buyers while public portals are held back for a set period. Both limit competition, so they suit sellers who need privacy or want to test a price. You still owe the buyer the Texas Seller's Disclosure Notice unless an exemption applies.
Does The Agency Dallas sell luxury homes outside Highland Park and Preston Hollow?
Yes. The Agency Dallas works across North Texas, including Lakewood and East Dallas, Southlake and Westlake, Frisco and Prosper, high-rise condominiums, new construction, and land and ranch property through its statewide Land + Ranch division. The firm is an independently owned franchise office of The Agency at 8111 Preston Road, Suite 725, reachable at (469) 839-6020.
