Turtle Creek is adding a new generation of smaller, service-heavy towers. Rosewood Residences was scheduled to finish in late summer 2026, Vivante Turtle Creek is projected to open in late 2027, and Clover Tower is slated to start construction this fall. Together they point to a corridor built around fewer, larger homes with hotel-style service.

What is being built along Turtle Creek right now?

Three projects stand out in recent reporting, each aimed at a different buyer or resident:

  • Rosewood Residences Turtle Creek, 3555 Dickason Avenue. A 17-story, 237-foot condominium tower with 33 residences ranging from roughly 2,000 to 6,380 square feet. Multi-Housing News reported prices from about $3 million to over $20 million. CandysDirt reported in April 2026 that completion was scheduled for late summer 2026. It is the Rosewood brand's first standalone residential development in Texas.
  • Vivante Turtle Creek, 2505 Turtle Creek Boulevard. A 20-story luxury senior living tower by Nexus Companies on a 1.4-acre site, with 193 units spanning independent living, assisted living, penthouses and memory care, and two levels of underground parking. It secured a $180 million construction loan from Beal Bank, Bisnow reported in July 2025. PaperCity reported a projected late 2027 opening, with residents renting rather than buying in.
  • Clover Tower, 2701 Hood Street. A 15-story apartment tower by Validus Development with 54 units averaging about 2,300 square feet, cut down from an initial 30-story plan. The Dallas Business Journal, as shared by architect GFF, reported in May 2026 that construction was slated to begin in late 2026 with completion in early 2029.

Why are these towers so much smaller than past projects?

Rosewood has 33 homes. Clover has 54. Both are tiny by high-rise standards. The trend fits what Rosewood's Gavin Graham described to agents in April, according to CandysDirt: luxury buyers increasingly want personalized service, a hospitality model with concierge, valet, security and housekeeping coordination, and wellness features like quality fitness space and strong air filtration. Fewer units per floor makes that kind of service easier to deliver and gives each home more privacy.

Clover Tower's shift from 30 stories to 15 also shows how developers are recalibrating. A smaller building with larger units can still reach a strong price point while being easier to finance and build.

How does senior living fit in?

Vivante shows a different side of the same idea. Its amenity list, including an indoor saline pool, golf simulator, movie theater, on-site doctor's office and chauffeured transportation, reads more like a resort than traditional senior housing. For Dallas families, it creates an option to move a parent close to Uptown, Highland Park or Oak Lawn without leaving familiar surroundings.

What else is shaping the Turtle Creek and Uptown market?

The Katy Trail keeps pulling investment east toward the creek corridor. CRE Daily reported in August 2026 that the trail is estimated to have generated more than $2 billion in economic impact over the past decade, and that The Loop Dallas is developing 11 miles of new trail to link the Katy Trail and others into a 50-mile circuit through Uptown, South Dallas and White Rock Lake. Dallas approved $16 million for the loop in May, the same report said.

Turtle Creek is also bordered by Highland Park to the north, where the town is rebuilding the Wycliffe Avenue roadway dam over the creek as a bridge. That work will bring rotating closures on Turtle Creek Boulevard and nearby streets during construction.

What amenities are buyers getting at Rosewood?

CandysDirt's 2025 coverage listed a private rooftop garden and pool deck with a heated plunge pool, an owners' lounge with a wet bar, wine lockers and a private dining room, a library lounge with daily continental breakfast, a wellness fitness center, a private dog park and pet spa, EV charging and concierge services such as housekeeping and event coordination. That list is a good snapshot of what the top of the Dallas condo market now expects.

What does this mean for buyers and sellers in Uptown and Turtle Creek?

Our agents at The Agency Dallas who work Uptown and Turtle Creek see a few practical effects:

  1. More choice at the top. New product at Rosewood gives buyers who want brand-new, fully serviced homes a clear option. Existing towers compete on location, views and price per square foot.
  2. Resale buildings still matter. Established Turtle Creek high-rises offer mature landscaping, proven management and often more space for the money. Buyers should compare both.
  3. Lock-and-leave demand is real. Buyers with multiple homes value security and service when they are away, which is a strong argument for high-rise living here.
  4. Construction activity through 2029. With Clover and Vivante still under way or about to start, some streets will see crane activity for several years.

Our Dallas high-rise condos page covers buildings across the corridor, and our market reports follow pricing trends.

The Agency Dallas will keep watching as Rosewood residents move in and the next two towers rise. Turtle Creek has always been one of Dallas's most recognizable addresses. The newest buildings suggest its future is quieter, smaller and more personal than its past.
