STEP 01
The plan
A sit-down about your timing, budget, and must-haves. For sellers, a home value built from recent sales on your block.
/ HOW WE WORK /
What your agent does, what it costs, and who stands behind every file. No fine print you find out about at the closing table.
/ WHAT YOUR AGENT DOES /
STEP 01
A sit-down about your timing, budget, and must-haves. For sellers, a home value built from recent sales on your block.
STEP 02
Buyers get lender introductions and a short list. Sellers get a room-by-room prep list and trusted vendors.
STEP 03
Tours on your schedule, including homes before they hit the market. Listings get a marketing plan from our in-house team.
STEP 04
Offers, inspections, and repairs, argued with real local numbers so you know where you stand at every step.
STEP 05
Our office team tracks every deadline with the title company and lender, and your agent stays with you through the keys.
/ WHAT IT COSTS /
Broker compensation is not set by law and is fully negotiable. You and your agent agree on it together, in writing, before any work starts.
Commission is normally paid from the closing. Your agreement spells out any case where a fee could be owed without one, such as a protection period after it ends, and we go over it before you sign.
Texas law requires a written agreement before an agent shows you a home. It states how your agent is paid. Not ready to commit? A short showing-only agreement covers a tour.
Ask your agent for a written estimate of what you will net or bring to closing. Title, lender, and inspection costs are listed separately.
/ WHO STANDS BEHIND YOUR AGENT /
We stay small on purpose. Fewer agents means more attention on every file, and every agent has our leadership team one office door away.
Damon and Megan Williamson own and run the office. Damon has been named a D Magazine Best Real Estate Agent every year since 2010.
Top-producing agents who mentor our agents on pricing, contracts, and negotiation, deal by deal.
Listing launches, print, email, and social, built in our own office.
The Agency has offices across the U.S. and abroad. Moving away? We hand you to an agent we trust in your next city.
Yes. Broker compensation is not set by law and is fully negotiable. You and your agent agree on it in writing before work begins, and it is normally paid at closing.
Yes. Since January 1, 2026, Texas law requires a written agreement with a buyer before an agent shows residential property. It states how your agent is paid and can be a showing-only agreement of up to 14 days. Your agent reads it with you line by line.
The Agency Dallas has closed over $1 billion with fewer than 70 agents. You get one agent who knows your file, a leadership team behind them, and The Agency's network when you move.
Our office at (469) 839-6020. Our office manager and leadership team can step in on any file, any day.
Your agent shows you the recent sales and active listings behind the number, on paper, before you decide. You see the same data we do.
Fewer agents. More attention. Real numbers.
