Westover Hills, Mira Vista and Montserrat are west Fort Worth's three most sought-after luxury enclaves, and they suit very different buyers. Westover Hills is a small, independent town of established estates; Mira Vista is a guard-gated golf community; Montserrat is a guard-gated ridge community of newer, larger homes. The Agency Dallas helps buyers choose between them based on lifestyle, lot, budget and how long they plan to stay.
How do Westover Hills, Mira Vista and Montserrat compare at a glance?
Zillow put the typical Westover Hills home value at $2,651,927 through June 30, 2026, up 4.5% from a year earlier. That makes it the highest-priced of the three on a typical-home basis, though Montserrat's largest estates trade higher than almost anything in the city. Here is the short version:
- Westover Hills: an incorporated town of fewer than 300 homes, about 0.7 square miles, with its own police department. No gate, large rolling lots, homes from the 1930s to new construction.
- Mira Vista: a gated and guarded community in the 76132 ZIP code, built around a private 18-hole golf club that opened in 1987. Hilly terrain, fairway views, homes from roughly $900,000 to $3 million.
- Montserrat: a guard-gated community in 76126 on about 143 acres above Mary's Creek, with homesites up to about five acres, downtown skyline views and about 30 acres of parks.
Each enclave has a full guide: Westover Hills, Mira Vista and Montserrat.
Which enclave is best for privacy and land?
Westover Hills wins on established land. Lots are large and rolling, many with mature oaks and pecans, and the town is entirely residential with no commercial property. Its own police department, with 11 full-time officers serving a town of about 640 residents, gives it a level of attention most gated communities cannot match without a gate at all.
Montserrat wins on raw acreage in newer homes. Homesites run as large as about five acres, and some estates exceed 19,000 square feet. If you want a large new home with a gatehouse and room to spread out, Montserrat and its newer neighbor Montrachet are where to look.
Mira Vista lots are generally smaller, but many back to the golf course, so the view across the fairway does the work that acreage does elsewhere.
Which enclave is best for golf and club life?
Mira Vista, clearly. The community was laid out in the mid-1980s around a private 18-hole course on terrain with about 150 feet of elevation change, unusual for North Texas. The club opened in 1987 and has more than 840 memberships. The course recently completed a full renovation, and a national junior girls championship returns there in 2027.
Westover Hills buyers often belong to nearby Shady Oaks or Rivercrest country clubs instead. Montserrat has no club of its own; its amenities are parks, trails and ponds inside the gate.
One practical point: in Mira Vista, owning a home and joining the club are separate decisions. Membership categories, availability and fees are set by the club, so buyers who plan to golf should contact the club before closing.
What kind of house will you find in each?
- Westover Hills: the widest range. Original homes from the 1930s through 1950s, mid-century houses, and new custom estates replacing older homes. Half-acre lots are often priced on land value because buyers plan to renovate or rebuild.
- Mira Vista: mostly homes from the late 1980s and 1990s, with some newer builds. Updated homes and original-condition homes can price far apart on the same street, so condition matters more than in the other two.
- Montserrat: large custom homes, often French chateau, Mediterranean or contemporary, built under strict architectural guidelines. Expect bigger floor plans and newer systems.
How fast do homes sell in each enclave?
All three move slower than Fort Worth overall. Redfin reported a citywide median of 59 days on market in May 2026. By comparison, recent Redfin data has shown:
- Westover Hills listings on market around 104 days
- Mira Vista listings on market around 134 to 145 days
- Montserrat listings on market around 57 to 86 days
For buyers, that pace means time to negotiate and room to ask for repairs or concessions on homes that have sat. For sellers, it means pricing and reach matter more than in a fast market. We cover the seller side in how to sell a luxury home in west Fort Worth when homes sit 100 days or more.
What about schools?
Westover Hills has no schools inside the town, and many families choose nearby private schools such as Trinity Valley, Fort Worth Country Day and All Saints Episcopal. Mira Vista addresses have been zoned to more than one district depending on location, including Fort Worth ISD and Crowley ISD. Montserrat is in Fort Worth ISD, and recent listings there have shown Waverly Park Elementary, Leonard Middle School and Western Hills High School.
In every case, confirm zoning for the specific address with the district before you make an offer. Assignments change.
How do you decide?
Most buyers we work with narrow the choice with four questions:
- Do you want a gate? If yes, Mira Vista or Montserrat. If a small-town police department and deep lots feel private enough, Westover Hills.
- Do you golf? If golf is central, Mira Vista. If you want a club but not a course in your backyard, Westover Hills near Shady Oaks and Rivercrest.
- New or established? Newer, larger homes point to Montserrat. Character and a chance to rebuild point to Westover Hills.
- What is your budget per square foot? Mira Vista usually offers the most home for the money. Westover Hills carries the highest land values.
The Agency Dallas represents buyers in all three enclaves, and because we work across North Texas, we also help Dallas buyers weigh these neighborhoods against what they would get at home. Frequently asked questions
Which is more expensive, Westover Hills or Montserrat?
On a typical-home basis, Westover Hills is usually more expensive. Zillow put its typical value at $2,651,927 through June 2026. Montserrat's prices spread wider: Redfin recorded a recent sale at $2.45 million, while its largest estates have been listed above $6 million. The answer depends on the specific house and lot more than the neighborhood name.
Is Westover Hills gated?
No. Westover Hills is not gated, but it is an incorporated town with its own police department, which surprises many buyers. Its fewer than 300 homes, absence of commercial property and dedicated patrol give it much of the privacy people associate with gated communities, with larger and more mature lots.
Are Mira Vista and Montserrat both guarded?
Yes. Both are gated communities with staffed entry. Mira Vista is organized around its private golf club, while Montserrat's shared amenities are private parks, trails and ponds. Montserrat's neighbor, Montrachet, is also guarded, with 24-hour manned security, and many buyers tour all three gated options together.
Which west Fort Worth enclave sells fastest?
Recent Redfin data has shown Montserrat listings selling fastest of the three, at around 57 to 86 days on market. Westover Hills has run around 104 days and Mira Vista around 134 to 145 days. All three are slower than the Fort Worth median of 59 days reported for May 2026.
