The best guard-gated luxury neighborhoods in Fort Worth are concentrated on the west side: Mira Vista, Montserrat, Montrachet and La Cantera all have staffed entry, and each pairs the gate with something different, from a private golf club to acreage and skyline views. The Agency Dallas helps buyers compare these communities on security, lot size, amenities, HOA rules and resale pace before they choose.

Which Fort Worth neighborhoods have a guarded gate?

Gated is not the same as guarded. Many North Texas subdivisions have a keypad or an automatic gate. A guarded community has staff at the entry who check visitors in. Among Fort Worth's luxury neighborhoods, these four are the ones buyers ask about most:

  • Mira Vista (76132): a gated and guarded golf community in southwest Fort Worth, built in the mid-1980s around a private 18-hole club that opened in 1987.
  • Montserrat (76126): a guard-gated estate community of about 143 acres above Mary's Creek, with a 24-hour staffed gatehouse, homesites up to about five acres and about 30 acres of parks.
  • Montrachet (76126): the newer neighbor to Montserrat, on 245 acres along Mary's Creek with 168 homesites from a quarter acre to seven acres and 24-hour manned security.
  • La Cantera (76126): a guarded community set on the same west-side ridges as Montserrat, often shown alongside it, with a 24/7 guarded entry and views toward downtown.

Fort Worth homes overall took a median of 59 days to sell in May 2026, according to Redfin. Gated luxury homes usually take longer, which matters for both buyers and sellers, as we explain below.

What does each gated community do best?

Mira Vista: golf and value

Mira Vista is the choice for buyers who want a private course inside the gate. The land is unusually hilly for North Texas, with about 150 feet of elevation change across the course, so many homes look over fairways and wooded valleys. The club has more than 840 memberships and recently finished a full course renovation. Recent listings have ranged from about $900,000 to roughly $2.9 million, which often makes Mira Vista the most home for the money among the gated options. Montserrat: estates, acreage and views

Montserrat is where Fort Worth's largest gated estates sit. Some homes exceed 19,000 square feet, and designs lean French chateau, Mediterranean and contemporary under strict architectural guidelines. Inside the gate, residents use Sagrada Park, a 17-acre nature park with trails, and Ridgetop Park with open space and fishing ponds. Chisholm Trail Parkway puts downtown about 17 minutes away. Redfin recorded a recent sale at $2.45 million, about $432 per square foot. Full guide: Montserrat homes and real estate.

Montrachet: building new

Montrachet suits buyers who want to build. Its 168 homesites were platted from a quarter acre up to seven-acre ranchettes, along Mary's Creek and a 75-year-old pecan orchard. Buyers who like Montserrat's location but want a brand-new house on their own plan often end up here.

La Cantera: a smaller guarded option on the ridge

La Cantera shares Montserrat's ridge-top setting and guarded entry, and the two are frequently shown together. It gives buyers another inventory pool when Montserrat has few homes on the market.

What about Westover Hills?

Westover Hills is not gated, but buyers comparing gated communities should still see it. It is an incorporated town of fewer than 300 homes with its own police department of 11 full-time officers, no commercial property and large, mature lots. For many buyers that combination delivers the privacy they wanted from a gate, with more established land. See our Westover Hills guide, or the side-by-side comparison in Westover Hills vs. Mira Vista vs. Montserrat.

What should you check before buying in a guarded community?

A gate adds rules as well as security. Before you write an offer, ask for and review:

  1. HOA dues and what they cover: guard staffing, parks, common-area maintenance and any planned special assessments.
  2. Architectural guidelines: in Montserrat and Montrachet especially, exterior changes, landscaping and new construction need approval. Know the process before you plan a renovation.
  3. Guest and vendor access: how visitors, deliveries and contractors are checked in, and whether there are hours for construction work.
  4. Club membership terms: in Mira Vista, the home and the club are separate purchases, with their own categories and availability.
  5. School zoning by address: Montserrat is in Fort Worth ISD, while Mira Vista addresses have been zoned to Fort Worth ISD or Crowley ISD depending on location. Confirm with the district.

How long do gated luxury homes take to sell in Fort Worth?

Longer than average, and that changes how you negotiate. Recent Redfin data showed Mira Vista listings on market around 134 to 145 days and Montserrat listings around 57 to 86 days, against a citywide median of 59 days in May 2026. Redfin also reported that 49.8% of Fort Worth inventory was still unsold after 60 days that month.

For buyers, a home that has been listed for several months may have room on price or terms. For sellers, it means the marketing plan has to reach beyond local buyers. Our seller-side guide covers this in detail: how to sell a luxury home in west Fort Worth when homes sit 100 days or more.

Frequently asked questions

What is the most exclusive gated community in Fort Worth?

It depends on what you mean by exclusive. Montserrat has Fort Worth's largest gated estates, some above 19,000 square feet, with skyline views and private parks. Mira Vista adds a private golf club inside the gate. Westover Hills, though not gated, is a separate town of fewer than 300 homes and carries the highest typical home values on the west side.

Is Mira Vista gated and guarded?

Yes. Mira Vista is a gated, guarded community in southwest Fort Worth with staffed entry. It is organized around a private 18-hole golf club. Owning a home there does not automatically include club membership; the club sets its own categories, fees and availability, so buyers who golf should contact the club early.

What is the difference between Montserrat and Montrachet?

Montserrat is the established guarded community with mature custom homes and about 30 acres of parks. Montrachet is the newer guarded neighborhood next door, on 245 acres along Mary's Creek, with 168 homesites from a quarter acre to seven acres. Montrachet appeals most to buyers who want to build a new home.

Do gated communities in Fort Worth have HOA fees?

Yes. Guarded communities fund gate staffing, parks and common areas through HOA dues, and amounts vary by community and lot. Ask for the current budget, the dues schedule, reserve information and any planned assessments before you make an offer, and review the architectural guidelines if you plan to renovate.

Does The Agency Dallas represent buyers in Fort Worth gated communities?

Yes. The Agency Dallas is an independently owned and operated brokerage serving North Texas. Our agents represent buyers and sellers in Mira Vista, Montserrat, Montrachet, La Cantera and Westover Hills, and we compare them side by side on lot, rules, amenities and resale pace.
