The most expensive high-rise condos in Dallas are concentrated along Turtle Creek Boulevard, in Uptown and in the Dallas Arts District. That cluster includes branded residences such as The Residences at The Ritz-Carlton and The Mansion Residences, Museum Tower in the Arts District, and established Turtle Creek towers such as The Vendome, 3525 Turtle Creek and Bleu Ciel. The top sales are usually full-floor or penthouse units with private elevators, large terraces and skyline views. The 75201 ZIP code, which covers Uptown and downtown, ranked third in Dallas-Fort Worth's luxury market for the fourth quarter of 2025 in a Dallas Business Journal analysis that required an average sale price of at least $1.5 million.

At The Agency Dallas, our agents work with buyers and sellers in Dallas's luxury towers. This guide explains where the priciest condos are, what drives their prices and what buyers should check before they commit.

Where are the most expensive condos in Dallas?

Three corridors account for most of the city's top condo sales:

  • Turtle Creek. A tree-lined boulevard along a creek and parkland, home to some of the city's oldest luxury towers and several newer ones. Many units have views over Lee Park and the creek toward downtown.
  • Uptown and the McKinney Avenue corridor. Branded residences and newer towers near restaurants, hotels and the Katy Trail.
  • The Dallas Arts District. Towers next to the museums, performance halls and Klyde Warren Park, with unobstructed downtown views.

Our guide to the best luxury condo buildings in Dallas profiles individual towers in more depth.

What makes one Dallas condo more expensive than another?

Within the same building, prices can vary dramatically. The biggest factors are:

  1. Floor and view. Higher floors with protected views of downtown, Turtle Creek or the Arts District command the highest prices per square foot.
  2. Size and layout. Full-floor and half-floor residences with private elevator lobbies sit at the top of the market.
  3. Outdoor space. Large terraces are scarce in high-rises and add significant value.
  4. Brand and service. Hotel-branded residences offer services such as concierge, housekeeping and in-residence dining, which buyers pay for.
  5. Building quality and reserves. Well-funded reserves, recent capital projects and strong management support value. Deferred maintenance pulls prices down.
  6. HOA dues. Higher dues often reflect more services, but they also affect what buyers can afford and how lenders view the purchase.

What should buyers check before buying an expensive Dallas condo?

  • The budget and reserve study. Ask how well funded the reserves are and whether any special assessments are planned.
  • Insurance. Building insurance costs have risen across Texas. Ask how the HOA's master policy has changed and what owners need to cover themselves.
  • Rules. Review rules on leasing, pets, renovations and move-ins. Some buildings restrict rentals.
  • Financing. Lenders review the building as well as the buyer. Our guide on what a condo lender will ask about the building explains the process.
  • Amenities you will use. Pay for the amenities that matter to you. See which high-rise amenities actually get used.
  • View protection. Ask what could be built nearby. A view that could be blocked by a future tower is worth less.

Is it a good time to buy a luxury condo in Dallas?

Buyers across North Texas have more negotiating room in 2026 than they did in 2021 and 2022, and that applies to condos too. Well-located units with strong views still draw competition, while units in buildings with high dues or deferred maintenance sit longer. Our article on whether 2026 is a good time to buy a Dallas luxury condo covers current conditions, and our guide on how to compare Dallas luxury high-rise condos offers a side-by-side checklist.

How The Agency Dallas works in Dallas's luxury towers

The Agency Dallas is an independently owned luxury real estate brokerage with agents who represent buyers and sellers in high-rise condos across Turtle Creek, Uptown and the Arts District. For buyers, we review building financials and rules before you make an offer. For sellers, our in-house marketing team builds a campaign aimed at local, relocating and second-home buyers, and our listings reach buyers outside Texas through The Agency's global network.

How do prices vary within the same Dallas tower?

In a single luxury building, the most expensive unit can sell for several times the least expensive one. Lower floors facing a parking structure or a neighboring tower trade at a discount. Units on the same floor can differ based on which way they face, since a view down Turtle Creek or toward the downtown skyline is valued more than a view across Uptown rooftops. Corner units, units with larger terraces and units with private elevator access sit at the top. Interior condition matters too. An original unit that needs a full renovation will sell well below a recently remodeled one, and renovations in high-rises take longer and cost more because of building rules on work hours, deliveries and contractors.

How should buyers read Dallas condo sales data?

  • Compare within the building first. Recent sales of similar units in the same tower are the best guide, adjusted for floor, view and condition.
  • Factor in dues. Two units at the same price with very different monthly dues do not cost the same over time. Compare total monthly cost, not just price.
  • Watch days on market. In a building where units sit for months, list prices may be ahead of what buyers are paying.
  • Separate new from resale. New towers often price higher than established ones, and developer pricing can change over a sales program.

Frequently asked questions

Where are the most expensive condos in Dallas?

Most of Dallas's top condo sales happen along Turtle Creek Boulevard, in Uptown and in the Dallas Arts District. Branded residences and established luxury towers in those areas, especially penthouse and full-floor units, set the high end of the market.

What drives the price of a Dallas luxury condo?

Floor height and view, unit size and layout, private outdoor space, building brand and services, and the financial health of the building all matter. Two units in the same tower can differ widely in price based on floor and view alone.

How high are HOA dues in Dallas luxury high-rises?

Dues vary widely by building, unit size and services. Full-service and hotel-branded buildings carry higher dues than buildings with fewer amenities. Ask for the current budget, recent dues history and reserve study for any building you consider.

Is the 75201 ZIP code expensive?

Yes. In a Dallas Business Journal analysis of fourth-quarter 2025 sales, 75201, which includes Uptown and downtown Dallas, ranked third among Dallas-Fort Worth luxury ZIP codes, behind Highland Park and Southlake. High-end condos drive much of that activity.

Can I rent out a luxury condo in Dallas?

It depends on the building. Many luxury towers limit or prohibit short-term rentals, and some restrict long-term leasing or require minimum lease terms. Review the building's rules and HOA documents before you buy if renting is part of your plan.
