What Does $1,095,000 Buy at Bleu Ciel Right Now?

At Bleu Ciel today, $1,095,000 buys a never-occupied residence on either the fifteenth or the eighteenth floor — Residence 1507 or Residence 1805 — each with floor-to-ceiling glass, a private terrace, a Miele kitchen with Porcelanosa cabinetry, and the building's full amenity level downstairs. Same plan, same price, three floors apart.

I am the listing agent for both, so take my enthusiasm with the appropriate grain of salt. What I can do is give you the parts a listing photo does not: what the two units actually differ on, what the price means against the rest of the Dallas luxury condo market this year, and who each one is right for.

What are the two residences?

Both sit in the 33-story tower at 3130 N. Harwood in the Harwood District, completed in 2018 to a design by Paris architect Jean-Michel Wilmotte with Dallas firm HDF.

Residence 1507 · Floor 15 · $1,095,000
Floor-to-ceiling glass across the living space. The plan runs open from the Miele kitchen with Porcelanosa cabinetry through the living room and out to a private terrace. Never lived in.

Residence 1805 · Floor 18 · $1,095,000
The same plan, three floors higher. Same kitchen, same terrace, same glass. The difference is the view — longer sightlines over the city from eighteen than from fifteen. Also never lived in.

Same price, three floors apart — which one?

This is the question I get first, and the honest answer is that it depends on one thing: whether you are buying the view or the room.

In most towers, floors are priced in a ladder — every level up costs more. Here they are not, and that is unusual enough to be worth exploiting. If the longer view matters to you, take 1805; you are getting elevation for free. If it does not, 1507 is the same house with a slightly shorter ride to the lobby and the amenity deck, which sounds trivial until you have done it twice a day for a year.

What I tell people: go see both, in that order, in the late afternoon. The light off the glass at about five o'clock is what actually separates them, and no photograph has ever captured it.

What is included beyond the four walls?

The amenity level is the part that changes the math on a condominium at this price, because it is the part you would otherwise be buying and maintaining yourself:

  • Resident-only spa
  • Two junior Olympic pools, plus a beach-entry lounge pool with hot tub and grills
  • A 10,000-bottle wine cellar with private tasting rooms
  • Fitness center and yoga room
  • 24-hour concierge and valet parking
  • On-site dog park
  • Lobby and gallery corridor that were designed by an architect better known for museums

Outside the front door: direct Katy Trail access, sixteen restaurants inside the Harwood District, Uptown steps east, Victory Park a short walk west, Love Field about ten minutes and DFW about twenty-five.

Where does $1,095,000 sit in the Dallas luxury market?

Below the middle, and in the part of the market that is actually moving.

A published mid-year 2026 market report covering twenty premier Dallas luxury condominium towers put 59 active listings as of July 2026, at an average list price of $2.04 million and $717 per square foot, averaging 110 days on market. Comparing the first half of 2026 against the first half of 2025 across that same set: closed sales down 22%, average sale price down 6%, sale-to-list 95%, and marketing time stretching from 93 to 107 days.

That is a slower market overall. But the segment breakdown is where it gets interesting, and I would rather you saw the whole number than the flattering half:

  • $500,000–$1M: sales down about half
  • $1M–$2M: closed sales up 31% year over year
  • $2M+: sales down 43%

At $1,095,000 these two sit at the bottom edge of the one segment in Dallas luxury condominiums that grew this year. That is not a sales line — it is the only segment in that report with a positive number next to it.

Wider context, so the picture is complete: DFW condominium inventory ran 8.7 months in August 2026 with condos selling at 90.8% of list (MetroTex), DFW prices were down 0.2% year over year in July with 4.6 months of supply across all housing types (Texas Real Estate Research Center), and the 30-year fixed averaged 7.03% for the week of September 24, 2026 (Freddie Mac). Buyers have leverage in this market. I would rather say that plainly than pretend otherwise.

Who are these two actually right for?

From the tours I have run in this building, three profiles keep recurring:

  1. The lock-and-leave buyer. Someone with another home elsewhere who wants a Dallas base they can close the door on for six weeks. Ten minutes to Love Field is the whole argument.
  2. The downsizer from the Park Cities or Preston Hollow. Trading a house and a yard for a terrace and a concierge, usually after the last child leaves. The wine cellar gets mentioned more often than you would think.
  3. The relocating executive who wants to be walkable to Uptown without committing to a neighborhood before knowing the city.

Who they are not right for: anyone who needs five bedrooms, a yard, or a school attendance zone. Bleu Ciel has larger floor plans in the tower — the building runs from about 1,300 to more than 7,000 square feet, two to five bedrooms — but these two specific residences are not those.

What about the penthouse?

Yes, and I recommend it. They show differently despite being the same plan, and late afternoon is when the difference is clearest.
