When Is the Best Time of Year to Sell a Home in Dallas-Fort Worth?

The best time of year to sell a home in Dallas-Fort Worth is early to mid-spring, with mid-April the strongest window. Realtor.com's 2026 analysis named the week of April 12 the best week to list in DFW. That said, a well-priced home sells in any season, and fall and winter sellers face less competition from other listings.

I'm Damon Williamson, broker and owner of The Agency Dallas, and when a seller asks when the best time of year is to sell a home in Dallas-Fort Worth, I answer with two calendars: the market's calendar and theirs. The market calendar favors April. Your calendar, your next purchase, your tax year and your home's condition often matter more.

What does the data say about the best week to list in DFW?

Realtor.com's 2026 best-time-to-sell study, reported by The Dallas Morning News on March 21, 2026, found that DFW listings during the week of April 12 were expected to:

  1. Receive 23.5% more views than an average week.
  2. Spend nine fewer days on the market than average.
  3. List about $24,000 (5.8%) higher than listings at the start of the year.

Those figures come from historical patterns, not guarantees. They describe what typically happens when buyers return in force after the winter.

Why does spring usually win in Dallas-Fort Worth?

  • Buyer traffic peaks. Families aim to move between school years, so many start touring in March and April.
  • Homes show better. Green lawns, blooming beds and longer daylight help photos and showings.
  • Relocations cluster. Corporate moves into DFW often target summer start dates, which puts house hunting in spring.
  • Momentum. More buyers per listing means faster offers and stronger terms.

The tradeoff: more sellers list in spring too, so your home competes against more inventory.

What does the fall market look like in DFW right now?

The MetroTex August 2026 update (published September 10, 2026) shows a cooling, not a stall:

  • Days on market rose to 58, up from 54 in July.
  • The sold-to-list-price ratio slipped from 95.2% to 94.8%.
  • New listings were down 10% from a year earlier.
  • Pending sales were down 11% from a year earlier.
  • Inventory sat at 4.3 months.

For sellers, fewer new listings means less competition. Fewer pending sales means fewer active buyers. Fall sellers who price correctly from day one still sell. Lower inventory, as in Tarrant County, generally means less competition for a seller in any season. Higher inventory, as in Kaufman County, makes spring timing and sharp pricing more important.

Is winter a bad time to sell in Dallas?

Inventory is usually thinner, so a clean, well-priced home stands out. Expect fewer showings, and plan photography for a clear day with good light.
