Resale homes in Windsong Ranch closed at a median of $922,500 over the 12 months ending November 1, 2026, compared with $745,000 for homes built in 2025 or later, across 151 single-family sales recorded in NTREIS. Resale homes also sold faster, with a median of 28 days on market versus 71 days for new construction.
That is the core of what a Windsong Ranch seller needs to know: the builder homes going up nearby are real competition, but over the past year they did not set the ceiling for resale prices. The Agency Dallas, an independently owned and operated brokerage serving North Texas, pulled every closed and active Windsong Ranch sale from the MLS to show where resale homes win, where new builds compete hardest, and how to price with both in mind.
What did Windsong Ranch homes sell for in the last 12 months?
The Windsong Ranch subdivisions in Prosper recorded 151 closed single-family sales in the trailing 12 months. Split by year built, the numbers look like this:
Closed SFR, trailing 12 months | Resale (built 2024 or earlier) | New (built 2025 or later) |
|---|---|---|
Closed sales | 92 | 59 |
Median close price | $922,500 | $745,000 |
Price range | $372,000 to $2,950,000 | $510,000 to $2,899,000 |
Median price per sq ft | $254 | $227 |
Median size | 3,720 sq ft | 3,396 sq ft |
Median days on market | 28 | 71 |
Sold in 30 days or less | 47 of 92 | 8 of 59 |
Over 90 days on market | 18 of 92 | 26 of 59 |
Two points stand out. First, resale homes carried a higher median price per square foot, $254 against $227, so the gap in median price is not only about resale homes being larger. Second, about half of resale homes sold within a month, while fewer than one in seven new homes did.
Why did new builds sell for less per square foot?
The data does not say why, and we will not pretend it does. A few factors commonly explain the pattern in master-planned communities like Windsong Ranch, and sellers should weigh them when looking at the builder homes nearby:
- Product mix. Newer phases may include smaller lots or more entry-level plans, which pull the new-construction median down.
- What is included. A builder's close price may not include landscaping upgrades, fencing, window coverings, or a pool, all of which a resale home often already has.
- Location within the community. Earlier phases are often closer to the established amenities, while newer phases sit at the edges.
- Incentives. Builders frequently offer rate buydowns or closing cost credits that do not show up as a lower recorded price but do change what a buyer is comparing.
Why do new builds show more days on market?
Days on market for builder listings can include time when the home was still under construction. A builder may list a home in the MLS months before it is finished, and that clock keeps running until the sale closes or goes pending. So the 71-day median for new homes is not a direct measure of buyer demand. It does mean that a buyer touring Windsong Ranch will usually find builder inventory available, which is the competition a resale seller faces every week.
Also note that builders do not list every home in the MLS. The 59 new-construction sales here are the ones that went through the MLS, so actual new-build volume in Windsong Ranch over the past year is likely higher.
How much inventory is a resale seller competing with right now?
As of November 1, 2026, active MLS listings in Windsong Ranch included 45 single-family homes built in 2024 or earlier and 9 built in 2025 or later. On the MLS, a buyer in Windsong Ranch today sees five resale homes for every new one. The off-market builder inventory in model homes and sales offices adds to that.
What should a Windsong Ranch seller do differently?
When our agents list a resale home in a community with active building, these are the steps we follow:
- Price from resale comps first. Recent resale closings in the same phase, at similar size and lot, are the most reliable guide to what buyers will pay.
- Check the builder alternative. Visit the sales office or review builder listings to see base prices, lot premiums, and incentives. Know what a buyer would actually pay for a comparable new home once everything a resale home includes is added.
- Show what is finished. Landscaping, fencing, outdoor living, and window treatments are worth tens of thousands of dollars to a buyer. Make them visible in photos and in the listing description.
- Launch ready. The resale homes that sold in under 30 days were the ones buyers saw as move-in ready. Repairs and a pre-listing inspection help keep a home in that group.
- Be flexible on terms. Builders often compete on financing incentives. A seller can respond with a credit, a flexible closing date, or a short leaseback.
Is it better to sell now or wait until the builders finish?
It depends on your phase and what is planned nearby. If a builder still has many lots to sell close to your home, you will compete with them either way, and waiting may not change much. If building in your part of the community is nearly done, the competition may ease. Ask your agent to map active and planned builder inventory near your street before you decide.

Frequently asked questions
What is the median home price in Windsong Ranch?
Across 151 single-family sales recorded in NTREIS for the 12 months ending November 1, 2026, Windsong Ranch resale homes built in 2024 or earlier closed at a median of $922,500. Homes built in 2025 or later closed at a median of $745,000. Phase, lot, size, and condition explain most of the spread between individual sales.
Do resale homes in Windsong Ranch sell faster than new builds?
Yes, based on MLS days on market. Resale homes had a median of 28 days, and 47 of 92 sold within 30 days. New homes had a median of 71 days. Builder listings often go into the MLS before construction is finished, so part of that gap reflects build time rather than buyer demand.
Are new builds in Windsong Ranch cheaper per square foot?
In the past year's MLS sales, yes. New homes closed at a median of $227 per square foot, compared with $254 for resale homes. Product mix, lot location, and what each price includes all play a part, so compare a specific new home's full cost, including upgrades and landscaping, with your own home.
How many homes are for sale in Windsong Ranch right now?
As of November 1, 2026, the MLS showed 45 active single-family resale listings and 9 active homes built in 2025 or later in Windsong Ranch. Builders may also have homes for sale that are not listed in the MLS, so a buyer's real set of options is somewhat larger.
How should I price my Windsong Ranch home against new construction?
Start with recent resale sales in your phase at similar size and lot. Then check what a comparable new home would cost a buyer once lot premiums, upgrades, landscaping, and window coverings are added. The Agency Dallas builds a free home valuation from both sets of comparisons.
