Two patterns hold across every county:

  1. Distance from DFW drives price. Collin, Denton and Rockwall medians run above $60,000 per acre. Montague and Jack run near $11,000 to $12,000.
  2. Small tracts cost far more per acre. In Parker County, 5 to 10 acre tracts sold for about $39,600 per acre, while 100+ acre tracts sold for about $13,000.

These are MLS sales only. Many large ranches sell privately, so the 100+ acre figures rest on few sales.

What does this mean if you are buying?

Northeast Texas prices eased this year after a long run-up, which gives buyers more room to negotiate on tracts that have been on the market a while. Compare a tract against sales of the same size in the same county, not against the regional average. Our Buying Land in Texas guide and Land Due Diligence Checklist cover the next steps.

What does this mean if you are selling?

Price by tract size, road frontage, water and improvements, not by the regional average. See Selling Texas Land and who pays rollback taxes.

Frequently asked questions

How much is land per acre in North Texas in 2026?

Texas A&M reported $8,604 per acre for Northeast Texas in the second quarter of 2026, down 5.96% year over year. County medians for 5+ acre tracts ranged from about $11,500 in Jack County to about $72,000 in Denton and Rockwall counties.

Are Texas land prices going up or down?

Statewide, prices rose 3.27% year over year to $5,218 per acre in Q2 2026, with 8.17% annualized growth over five years. Northeast Texas eased 5.96% over the same year.

Why is small acreage more expensive per acre?

Buyers of 5 to 10 acre homesites compete for a limited supply close to jobs and schools, and the fixed value of road frontage, utilities and a homesite is spread over fewer acres.

How often is this report updated?

Every quarter, within two weeks of the Texas A&M release.
