Estate homes in Dallas commonly take 90 to 180 days or more to sell, far longer than the 28-day median for Preston Hollow homes overall. The Agency Dallas helps owners selling an estate home in Dallas set that timeline expectation before listing, because acreage, price tier and buyer pool change how long a sale takes.

Two sets of numbers from our own Preston Hollow reports explain the gap. The Preston Hollow Housing Market Report, based on NTREIS MLS data through August 31, 2026 for ZIP codes 75225, 75229 and 75230, shows a median of 28 days on market for January through August 2026, up from 22 days a year earlier. Our Preston Hollow estate market report states that estate-tier and trophy properties commonly run 90 to 180 days or more on market, sometimes longer.

How long do estate homes take to sell in Dallas?

The honest answer is a range, and the range depends on which part of the market the property sits in. We use these planning figures from our own reports:

  • All Preston Hollow sales, January to August 2026: 28 median days on market (NTREIS MLS, via The Agency Dallas).
  • August 2026 only: 32 median days on market, up from 29 days in August 2025.
  • Estate-tier and trophy properties: commonly 90 to 180 days or more, per our estate market report.

These figures should not be compared one to one. The first set covers all residential sales in three ZIP codes, including condos and townhomes. The second describes a much smaller group of large-lot properties. The gap between them is the point: a median driven by $1 million homes is not a forecast for a $10 million estate.

What defines an estate-tier home in Dallas?

Our estate market report separates the Preston Hollow market into three bands:

  1. Standard, sub-acre lots: $1 million to $3 million, which our report describes as the bulk of transactions.
  2. Estate tier, one to three acres: $3 million to $10 million.
  3. Trophy, three or more acres: $10 million to $50 million and above.

Each step up narrows the pool of qualified buyers. Fewer buyers means fewer showings, and the showings that do happen tend to be more deliberate.

Why do estate homes sit longer than other Dallas listings?

  • A smaller buyer pool. The number of buyers who can purchase at $5 million or $20 million is a small fraction of those shopping at $900,000.
  • Fewer comparable sales. Appraisers, buyers and agents struggle to price a one-of-a-kind property, which is covered in how luxury homes get valued when there are few comparable sales.
  • Buyer due diligence. Large lots bring surveys, trees, drainage, outbuildings and often renovation or rebuild questions.
  • Pricing too high at launch. An aggressive opening price shrinks the already small audience further.
  • Softer conditions overall. The Preston Hollow report shows a 95.2% sale-to-list ratio for January through August 2026, down 1.0 point from 96.2%, and about 5.3 months of supply as of October 2026.

What can a seller do to shorten an estate sale?

We recommend treating an estate listing as a project with a plan for the first 30 days, rather than a standard listing that waits for an offer.

  1. Price from closed sales and active competition in the same tier, not from the neighborhood median.
  2. Prepare documentation up front: survey, permits for additions, improvement history and service records.
  3. Invest in presentation, including photography, aerial and floor plan assets sized for out-of-area buyers.
  4. Decide how widely to market, public MLS versus private showings, with how off-market and private listings work in Dallas as a guide.
  5. Review the price against real feedback after the first few weeks instead of waiting for a stale listing to sit.

If a home does not sell in the expected window, what happens if your Dallas home doesn't sell explains the options. Frequently asked questions

Why is the Preston Hollow median so much faster than estate timelines?

The 28-day median covers all residential sales in three ZIP codes, including condos, townhomes and standard single-family homes. Estate properties are a small share of those sales and sell to a much narrower buyer pool, so their timelines run far longer than the overall median suggests.

Does a longer time on market mean the home is overpriced?

Not necessarily. Longer timelines are normal at the estate and trophy tiers because there are fewer buyers. But a listing that gets little showing activity in its first few weeks is often priced above what comparable sales support. We compare feedback to price early instead of waiting.

Should an estate home be listed publicly or sold privately?

It depends on the owner's priorities. A public MLS listing reaches the widest audience, while private or limited marketing protects privacy and can test the market quietly. Each approach has trade-offs for price discovery and speed, and the right choice depends on the property and the seller's timeline.

Does the season affect how long an estate sale takes?

Seasonality affects showing activity across the Dallas market, and estate buyers often plan their moves around school calendars and travel. Our Preston Hollow data shows August 2026 at 32 days versus 28 days for the year to date, but we do not have a sourced seasonal figure for the estate tier specifically.

How should I decide on a price for an estate home?

Start with closed sales of similar acreage and finish level, then look at active competing listings. At this tier there may be only a handful of true comparables, so adjustments for lot, location and condition carry more weight, and the price should be one you could defend to an appraiser.
