Waterfront single-family homes closed at a median of $665,000 in Granbury, $1,310,000 in Graford near Possum Kingdom Lake, and $1,080,000 across Rockwall, Rowlett and Heath on Lake Ray Hubbard over the 12 months ending October 31, 2026, according to NTREIS data pulled November 7, 2026. Each lake serves a different buyer: Ray Hubbard for daily living near Dallas, Granbury for the widest choice at lower prices, and Possum Kingdom for a weekend retreat that commands the highest price per square foot.

The Agency Dallas, an independently owned and operated brokerage serving North Texas, compared all three using MLS closings coded as waterfront. Here is what the numbers show and how sellers on each lake should use them.

What do waterfront homes sell for on each lake?

These figures cover waterfront single-family closings between November 1, 2025 and October 31, 2026:

  • Lake Ray Hubbard (Rockwall, Rowlett and Heath): 32 closings, median $1,080,000, median home 3,164 square feet, about $308 per square foot, 38 median days on market.
  • Lake Granbury (Granbury): 155 closings, median $665,000, median home 2,285 square feet, about $295 per square foot, 80 median days on market.
  • Possum Kingdom area (Graford): 13 closings, median $1,310,000, median home 2,424 square feet, about $511 per square foot, 141 median days on market.

Within the Ray Hubbard group, Heath stood apart with 5 closings at a median of $2,250,000, while Rowlett posted 18 closings at a median of $863,750 and Rockwall 9 closings at a median of $730,000.

Why is Possum Kingdom so much higher per square foot?

Possum Kingdom buyers pay for the water and the setting more than the house. The median Graford waterfront home was smaller than the median Ray Hubbard home, yet sold for about $511 per square foot. Clear water, canyon shoreline and limited supply all play a part. The trade-off is pace: the median sale took 141 days, the longest of the three, and the sample of 13 sales is small. Note that Possum Kingdom homes list under several towns, so Graford captures a meaningful share but not every sale on the lake.

Which lake is best for living full time near Dallas?

Lake Ray Hubbard. It is the only one of the three inside the Dallas-Fort Worth commuting ring, and its waterfront homes sold fastest, with a median of 38 days. Buyers there are often relocating households who want a dock and a reasonable drive to work. Our posts on what Lake Ray Hubbard lakefront homes sell for and selling on Ray Hubbard, including the takeline and docks go deeper.

What makes Granbury different?

Granbury had by far the most waterfront closings, 155, and the lowest median price. That depth gives buyers choice and gives sellers plenty of comparables, but it also means competition. The median sale took 80 days, so pricing and presentation matter.

What should a lake seller prepare before listing?

Waterfront buyers ask more questions than typical buyers. The Agency Dallas asks sellers to gather these items before going live:

  1. Dock and boathouse records: permits or approvals from the lake's controlling authority, plus age and condition.
  2. Shoreline details: bulkhead or seawall condition, water depth at the dock, and how the shoreline behaves at low water.
  3. Survey and boundary: where private ownership ends and the authority's land or takeline begins.
  4. Flood information: flood zone status and any insurance history.
  5. Utilities: whether the home is on public sewer or a septic system, especially at Possum Kingdom.

How should a buyer compare the three lakes?

  • Use: full-time living favors Ray Hubbard, while weekend and retirement use opens up Granbury and Possum Kingdom.
  • Budget: Granbury offers the lowest entry point, Possum Kingdom the highest price per square foot.
  • Water: each lake has its own controlling authority, rules for docks and its own level patterns.
  • Resale pace: Ray Hubbard homes sold fastest in this data, Possum Kingdom slowest.

How should a lake seller price against the data?

Waterfront value depends on details that a city-wide median cannot capture. Before setting a price, The Agency Dallas compares each lake home against sales that match on:

  • Water frontage and depth: open-water frontage with deep water at the dock usually outsells shallow coves.
  • Views: long views across main water typically command more than views of a nearby shoreline.
  • Dock and boathouse: a permitted, covered boathouse with lifts adds value buyers can see.
  • Lot slope and access: a gentle walk to the water is easier to sell than a steep bluff.
  • Home size and age: the same adjustments used inland still apply.

Because Possum Kingdom and Ray Hubbard had relatively few waterfront sales in the past year, we often widen the time window or add active and pending listings to test a price. On Lake Granbury, with 155 sales, there is usually enough data to compare within the same part of the lake.

How can The Agency Dallas help?

The Agency Dallas, an independently owned and operated brokerage serving North Texas, prices lake homes from waterfront closings on the same lake, not from inland comparables. Frequently asked questions

What is the cheapest lake near DFW for a waterfront home?

Of the three lakes compared, Granbury had the lowest median. Waterfront single-family homes in Granbury closed at a median of $665,000 across 155 sales from November 2025 through October 2026, or about $295 per square foot, based on NTREIS data. It also had the most sales, which gives buyers the widest choice.

What do Possum Kingdom Lake homes sell for?

Waterfront homes listed in Graford, a common address for Possum Kingdom, closed at a median of $1,310,000 over the past year, about $511 per square foot, across 13 sales. The sample is small and some lake homes list under other towns, so individual values depend heavily on shoreline, water depth and views.

How fast do Lake Ray Hubbard waterfront homes sell?

Waterfront homes in Rockwall, Rowlett and Heath sold in a median of 38 days over the 12 months ending October 31, 2026, the fastest of the three lakes we compared. The group closed at a median of $1,080,000. Heath waterfront homes ran highest, with a median of $2,250,000 across 5 sales.

What documents should I have to sell a lake house?

Gather dock and boathouse permits or approvals, a current survey showing the property line and any takeline, bulkhead condition, water depth at the dock, flood zone and insurance information, and utility details including septic records if applicable. Having these ready answers waterfront buyers’ main questions and can shorten time on market.

Is Lake Ray Hubbard, Granbury or Possum Kingdom better for a weekend home?

It depends on budget and drive time. Granbury offers the most inventory at the lowest median price. Possum Kingdom offers a more remote setting at the highest price per square foot. Ray Hubbard is closest to Dallas and suits buyers who may later use the home full time.
