Over the past twelve months, Parker County land of ten acres or more sold for a median of about $27,900 per acre. That figure comes from 65 closed land sales recorded in NTREIS Matrix between November 1, 2025 and October 31, 2026. Homes on ten acres or more sold for a median of $1,150,000 across 85 closed sales. Price per acre in Parker County depends heavily on tract size, whether there is a house, and how the land is improved, so the useful number is the one for your size band.
The Agency Dallas, an independently owned and operated brokerage serving North Texas, pulled every closed land sale and every closed home sale on ten acres or more in Parker County for the trailing year. Below is what buyers paid, broken down by size.
What does Parker County ranch land sell for per acre?
For land sold without a home, NTREIS records 65 closed sales of ten acres or more in the past twelve months:
Tract size | Sales | Median price | Median per acre |
|---|---|---|---|
10 to under 20 acres | 34 | $395,000 | about $29,200 |
20 to under 50 acres | 16 | $692,500 | about $27,300 |
50 to under 100 acres | 9 | $2,200,000 | about $31,500 |
100 acres or more | 6 | $1,920,521 | about $13,000 |
All 10 acres or more | 65 | $650,000 | about $27,900 |
The pattern is not a smooth line. Tracts from ten to one hundred acres sold in a similar range per acre, roughly $27,000 to $32,000 at the median. Tracts over one hundred acres sold for about half that per acre. The largest sale in the sample was about 487 acres at roughly $23,500 per acre, while the lowest per-acre sale of a large tract was about $8,500.
Why does the price per acre vary so much within each size band?
The spread inside each band is wider than the gap between bands. Among the 34 smaller tracts, per-acre prices ran from about $13,900 to about $138,800. A few factors explain most of that range:
- Road frontage and access. A tract on a paved county road with its own entrance is easier to finance, build on and split than one reached by an easement.
- Utilities and water. Electric service at the road, a working well or the option of a water supply line all lower a buyer's cost to build.
- Location within the county. Distance to Interstate 20, to town services and to Fort Worth changes who the buyer is and what they will pay.
- Improvements. Fencing, barns, ponds and cleared pasture all add value, while heavy cedar or brush can lower it.
- Ability to subdivide. A tract that can be split into smaller homesites often sells for more per acre than one a buyer can only use as a single ranch.
NTREIS classifies each land listing by type. The 46 unimproved tracts sold for a median of about $25,800 per acre. The nine listed as ranches sold for about $28,400 per acre, and the ten listed as improved land sold for about $31,700 per acre.
What do Parker County homes on acreage sell for?
Adding a house changes the math. NTREIS records 85 closed home sales on ten acres or more in Parker County over the same twelve months:
- Median close price: $1,150,000 on a median of 14 acres.
- 10 to under 20 acres: 57 sales at a median of $975,000.
- 20 to under 50 acres: 22 sales at a median of $1,362,500.
- 50 acres or more: 6 sales at a median of $2,195,000.
- Sales at $1 million or more: 49 of 85. Fourteen closed at $2 million or more, and the highest was $3,522,850 on about 101 acres.
Measured all-in per acre, the house and land together sold for a median of about $62,300 per acre. For ten-to-twenty-acre homes, the figure was about $79,900 per acre. On fifty acres or more, it fell to about $28,500 per acre, close to raw land values. On a large tract, the land carries most of the price. On a smaller one, the house does.
How should a Parker County seller price a ranch?
Start with the size band that matches your tract, then adjust for the features that set the per-acre range. A practical sequence:
- Pull land sales in your size band from the past twelve months, and compare frontage, access, water and utilities.
- Value the improvements separately. Price the house, barns, fencing and water sources at what a buyer would pay for them, not what they cost to build.
- Check the total against home-on-acreage sales. If your number sits well above every closed sale of a similar size, the market is unlikely to pay it.
- Account for ag valuation, minerals and water. These shape a buyer's carrying cost and rights, and they belong in the listing from day one.

Frequently asked questions
What is the price per acre for land in Parker County?
NTREIS Matrix recorded 65 closed land sales of ten acres or more in Parker County between November 2025 and October 2026, at a median of about $27,900 per acre. Tracts from ten to one hundred acres sold for roughly $27,000 to $32,000 per acre at the median. Tracts over one hundred acres sold for about $13,000 per acre.
Are larger ranches cheaper per acre in Parker County?
Usually, at the very top of the size range. The six tracts over one hundred acres sold for a median of about $13,000 per acre, roughly half the per-acre price of smaller tracts. Between ten and one hundred acres, per-acre prices were similar, so size alone did not set the price in that range.
What does a home on ten or more acres cost in Parker County?
The 85 homes on ten acres or more that closed over the past twelve months sold for a median of $1,150,000 on a median of 14 acres. Homes on ten to twenty acres sold for a median of $975,000, and homes on fifty acres or more sold for a median of $2,195,000.
Why do two Parker County tracts the same size sell for different prices?
Access, road frontage, utilities, water, improvements, location and the ability to subdivide all move the price. Among tracts of ten to twenty acres, per-acre prices ranged from about $13,900 to about $138,800 over the past year, so features matter more than size within each band.
