Parker County is about 910 square miles of Cross Timbers and Grand Prairie directly west of Fort Worth, and it is the water county. It sits over the Barnett Shale, so severed minerals are the rule, and it falls inside the Upper Trinity Groundwater Conservation District — which reports Parker has completed more new domestic water wells since 2005 than any other county in Texas.
Because almost nobody out here is on a city main. Rural Parker County runs on wells and water supply corporations, and the Upper Trinity Groundwater Conservation District — covering Parker, Hood, Montague, and Wise counties — exists because domestic drilling was outrunning the Trinity aquifer's recharge. The district puts new domestic well completions here at roughly five hundred a year, the highest count in the state since 2005. Four practical questions follow:
Surface water is separate, under Texas Water Code §11.142 — up to 200 acre-feet impounded for domestic and livestock use without a permit, commercial use excluded. The Brazos River forms part of the western boundary and the Clear Fork runs the northern end, so bottomland tracts carry floodplain and state-water questions. Parker straddles two regions and you feel the seam when you drive it. The Western Cross Timbers covers the west and center: sandy loam over clay and limestone, post oak and blackjack cover, creek draws, rocky ridges. The Grand Prairie takes the eastern side toward Tarrant County — shallower soil over limestone, more open, thinner grass.
Sandy loam drains, so it builds and perc-tests better than black clay, but it carries less grass per acre and stocking rates run lighter. Ponds in the Cross Timbers often need clay hauled or a liner. Oak cover is what makes this county work for wildlife and horses; it is also brush that has to be managed, and cedar encroachment is a live cost.

Frequently, someone who is not the seller. Parker sits on the western flank of the Barnett Shale, and two decades of leasing and drilling left a layered record of reservations in the deed chain. Texas recognizes a severed mineral estate, and that estate is dominant — it carries an implied right of reasonable surface use.

By the Parker County Appraisal District, which sets its own degree-of-intensity and minimum acreage standards. There is no statewide minimum. Parker is horse country — Weatherford has called itself the cutting horse capital of the world for a long time — and buyers routinely assume horses qualify. Ask the district, because keeping personal riding horses is generally not a qualifying agricultural use on its own.
The mechanics that catch people: applications run January 1 through April 30; a new owner must file a new application, because ag history runs with the land and not the seller; and change of use triggers rollback under Tax Code §23.55 at three years, with no interest on the rollback itself since HB 3833 took effect June 15, 2021. Yes, along the I-20 corridor and the Aledo, Willow Park, and Hudson Oaks strip on the Tarrant County line, where acreage is converting to rooftops. West and north of Weatherford it is still working country. Both markets exist at once, which is why a single per-acre average for the county tells you almost nothing.
Contact the district. Exempt-well categories, registration duties, and spacing standards are set by district rule rather than statute, and they have changed over the district's life. Register regardless — spacing protection depends on the district knowing your well exists.
More often than in the Blackland counties, because Cross Timbers sandy loam drains. It is still site-specific, and shallow soil over rock fails as reliably as tight clay. On-site sewage facilities fall under Health & Safety Code Ch. 366 through the county. Get a site evaluation early.
Ten- to fifty-acre horse places dominate near Weatherford and Aledo; larger contiguous ranches sit west toward the Brazos and the Palo Pinto County line. We publish no per-acre average because the spread is too wide to mean anything. Current numbers by submarket are available on request.
