Dallas luxury listing agents do not charge a fixed commission. The rate is negotiated between the seller and the brokerage and set in the listing agreement, and since August 2024 the listing side and any offer of compensation to a buyer's agent are separate decisions. For context on the buyer side, Redfin reported that the average buyer's agent commission nationally was 2.43% in the second quarter of 2025, up from 2.36% when the National Association of REALTORS settlement rules took effect, as reported by HousingWire. Luxury sellers should focus less on a headline rate and more on what the fee buys and what net price it produces.

At The Agency Dallas, we put commission in writing before a listing goes live. This guide explains how luxury commissions work in Dallas and how to evaluate them.

How do listing commissions work in Dallas after the NAR settlement?

The settlement changed how compensation is communicated, not the fact that it is negotiable. The main points for a Dallas seller:

  • The listing fee is set in your listing agreement. It covers the services your brokerage provides to sell your home.
  • Buyer's agent compensation is a separate decision. Offers of compensation to buyer's agents can no longer be published in the MLS, and buyers now sign written agreements with their own agents.
  • Sellers can still choose to contribute to the buyer's side, through the listing agreement or as part of negotiating an offer.
  • Everything is negotiable, and no rate is set by law or by any association.

What affects the commission on a Dallas luxury home?

Luxury listings cost more to market and take more work to sell, so several factors shape the rate a brokerage proposes:

  1. Price and buyer pool. Fewer buyers can afford a top-tier home, which can mean a longer campaign.
  2. Marketing scope. Print pieces, digital and social campaigns, broker previews and private events add cost. See what marketing to expect from a brokerage selling a luxury home.
  3. Valuation complexity. Homes with few comparables need more analysis to price well.
  4. Privacy requirements. Off-market or limited-exposure sales require buyer vetting and different outreach.
  5. Buyer-side strategy. Whether, and how, you plan to offer compensation to a buyer's agent affects the total you budget.
  6. Listing term and services. Term length, cancellation rights and services such as staging coordination should all be spelled out.

Should a luxury seller choose the lowest commission?

Not on that basis alone. On a $3 million sale, a pricing mistake of a few percent or an extra 90 days on the market can cost far more than the difference between two commission proposals. The better comparison is the expected net:

  • What price does each agent's written valuation support, and why?
  • What specific marketing will each brokerage deliver?
  • What are the agent's sale-to-list ratio and days on market at your price point? See why sale-to-list ratio matters.
  • Who will negotiate your offers, and how experienced are they at this level?

What should be in writing before I list?

  • The listing commission and exactly when it is earned
  • Your plan for buyer's agent compensation, if any
  • The listing term and how either side can end the agreement
  • The marketing plan and who pays for each item
  • An estimated net sheet showing every cost of the sale

How does The Agency Dallas handle luxury listing commissions?

The Agency Dallas sets commission in writing before a listing goes live and walks sellers through every line of the net sheet. As an independently owned luxury brokerage that has closed more than $1 billion since January 2023 with about 68 agents, we focus the conversation on what the fee buys: a written valuation, a campaign built by our in-house marketing team, reach to buyers outside Texas through The Agency's global network and file review by a leadership team of top-producing agents in the office. Frequently asked questions

What commission do Dallas luxury listing agents charge?

There is no standard rate. Commission is negotiated between the seller and the brokerage and written into the listing agreement. Since August 2024, the listing fee and any compensation offered to a buyer's agent are separate decisions. Compare proposals on expected net price and services, not the rate alone.

What is the average buyer's agent commission now?

Redfin reported a national average buyer's agent commission of 2.43% in the second quarter of 2025, up from 2.36% when the NAR settlement rules took effect in August 2024, as reported by HousingWire. Local and luxury figures vary, and every commission remains negotiable.

Do sellers still pay the buyer's agent in Dallas?

Sellers can choose to. Buyer's agent compensation can no longer be advertised in the MLS, and buyers sign written agreements with their own agents. A seller may still offer compensation through the listing agreement or agree to it while negotiating an offer.

Is luxury commission higher or lower than average?

It depends on the home, the marketing required and the negotiation. Luxury listings often need more extensive marketing and a longer campaign, while the higher price means each percentage point is a larger dollar amount. Ask each brokerage to explain its proposal line by line.

Can I negotiate a luxury listing commission?

Yes. Commission is always negotiable in Texas. Ask for the rate, the services included, the listing term and cancellation terms in writing, and compare proposals based on the net price each agent's plan is likely to produce.
