A $1.5 million budget buys about 3.2 acres in Weatherford, about 2.1 acres in Aledo, and about a third of an acre on the west side of Fort Worth, based on NTREIS closed sales between $1.25 million and $1.75 million from November 2, 2025 through November 2, 2026. The house sizes land closer together than the lots do, so the real choice is land versus location. The Agency Dallas, an independently owned and operated brokerage serving North Texas, pulled these numbers to show what the budget actually buys in each market.

What does $1.5 million buy in each market?

We compared closed sales in the same price band across three areas: six west side Fort Worth ZIP codes (76107, 76109, 76116, 76126, 76132 and 76108), the Aledo ZIP code (76008), and the four Weatherford ZIP codes (76085 through 76088). The Fort Worth set is single family only. The Aledo and Weatherford sets also include farm and ranch sales, because that is what this budget often buys there.

Three things stand out:

  • Depth of market. Fort Worth produced 93 sales in this band, roughly five times either Parker County set. A seller or a buyer has far more comparable sales to work from.
  • Space. Aledo delivered the largest median house and the lowest median price per square foot, with about six times the land of the Fort Worth set.
  • Land. Weatherford gave the most acreage, and some sales there ran well past that median. Those land heavy sales pull the price per square foot up, which is why it matches Fort Worth despite a very different product.

Where does the money go on the Fort Worth side?

In the west side ZIP set, this band spread across established and newer neighborhoods. Montrachet led with 10 sales at a median of $363 per square foot. Mira Vista had 8 at $351 per square foot on just under half an acre. Westcliff had 7 at $385. Tanglewood had 4 at $418. Overton Park had 5 at $399. Bella Flora stood out with 7 sales at $296 per square foot on a median of 1.55 acres, the closest thing in the set to Parker County land inside the Fort Worth ZIP codes we pulled.

At this price, Fort Worth money buys location: proximity to the Cultural District, the clubs and the west side school options. If you are comparing the higher end of these neighborhoods, our guide to Westover Hills, Mira Vista and Montserrat covers how they differ, and our Mira Vista page has the local detail.

Where does the money go in Aledo and Weatherford?

In Aledo, The Grasslands had 4 sales at $340 per square foot on about two acres, and La Madera had 3 at $289 on about 2.7 acres. That range is what most buyers mean when they say they want room without leaving the Aledo school zone. Our Aledo neighborhood guide walks through the area, and our post on what Aledo sellers get per square foot goes deeper by neighborhood.

Weatherford sales in this band were more scattered, with only a few subdivisions showing up more than once. Several sales had no subdivision at all, sitting on 10 acres or more. Buyers here are often pricing land first and house second, which is why it helps to read our Weatherford acreage price guide before comparing homes.

How do property taxes change the comparison?

Taxes narrow the sticker price gap less than many buyers expect, but they do matter. The most recent side by side rate sheet we opened, from Chicago Title for tax year 2024, shows these combined rates per $100 of value:

  • Fort Worth in Fort Worth ISD: $2.2172
  • City of Aledo in Aledo ISD: $2.0368
  • City of Weatherford in Weatherford ISD: $1.8742

Applied to a $1.5 million taxable value before any exemptions, those rates work out to roughly $33,258, $30,552 and $28,113 a year. That is about $5,100 a year between the highest and lowest. Rates change annually, and Fort Worth's rate for fiscal 2026 is $0.67 per $100, slightly lower than the $0.6725 on that sheet. Homes outside city limits skip the city rate, but may pay an emergency services district, so check the actual parcel. A homestead exemption also lowers the bill on a primary home.

Which market fits which buyer?

The numbers point toward a simple way to decide:

  1. Choose Fort Worth if your day runs through Fort Worth, you want walkable or club access, and you value a deep pool of comparable sales when it is time to sell.
  2. Choose Aledo if you want the most house for the money, a couple of acres, and an established school zone.
  3. Choose Weatherford if land is the priority, you are comfortable with a thinner market, and you are willing to check wells, septic and fees before you buy. Our post on what a Weatherford land buyer pays before building lists those costs.

What should a seller take from this?

If you are selling in this band, the comparison above is your competition. A $1.5 million home in Aledo is competing with Fort Worth buyers who are trading location for land, and the reverse is also true. Fewer sales in Parker County means a single comparable can swing a pricing conversation, so the case for your number has to be built carefully. The Agency Dallas prices North Texas homes against closed sales on your street and in your competing markets, and you can start with a private estate valuation or a free home valuation. Frequently asked questions

How much land does $1.5 million buy near Fort Worth?

Between $1.25 million and $1.75 million, the median lot over the past 12 months was 0.35 acres in six west Fort Worth ZIP codes, 2.09 acres in Aledo, and 3.22 acres in Weatherford. Individual sales vary widely, and some Weatherford sales in this range included 10 acres or more, often with a smaller house.

Is Aledo cheaper than Fort Worth per square foot?

In this price band, yes. Aledo closed at a median of $317 per square foot compared with $364 in the west Fort Worth ZIP set, based on NTREIS sales through November 2, 2026. Aledo also delivered a larger median house, at 4,234 square feet, and much more land. Sample sizes differ, with 18 Aledo sales and 93 in Fort Worth.

Which area has the lowest property taxes?

Of the three city and school district pairings we compared, Weatherford in Weatherford ISD had the lowest combined rate on a 2024 rate sheet, at $1.8742 per $100. Aledo was $2.0368, and Fort Worth in Fort Worth ISD was $2.2172. Rates change each year and vary by parcel, so confirm current rates with the appraisal district.

Is it harder to sell a $1.5 million home in Parker County?

There are fewer sales to work with. Aledo and Weatherford each recorded fewer than 20 closed sales in this band over 12 months, compared with 93 in the Fort Worth ZIP set. A thinner market does not mean a home will not sell, but pricing depends more heavily on a handful of comparable sales and on the land itself.

Which is better for acreage, Aledo or Weatherford?

Weatherford offered more land at this budget, with a median of 3.22 acres versus 2.09 in Aledo. Aledo offered a larger median house and a lower price per square foot. The Agency Dallas, an independently owned and operated brokerage serving North Texas, usually starts with how much land you will actually use, then compares both markets.
