Weatherford buyers paid a median of about $64,600 per acre for land of one acre or more over the 12 months ending October 31, 2026, based on 151 closed sales in NTREIS Matrix. The median sale was $195,000 for 2.5 acres. Price per acre falls as tracts get larger, from about $70,000 on one-to-three-acre homesites to about $30,000 on tracts of 10 to 25 acres.

The Agency Dallas, an independently owned and operated brokerage serving North Texas, pulled every closed land sale with a Weatherford address for the trailing year. Texas does not require sale prices to be publicly recorded, so the MLS is the best available record, though private and unlisted sales are not included.

What does an acre cost in Weatherford by tract size?

Here is the median by size for the 151 closed sales of one acre or more, November 1, 2025 to October 31, 2026:

  • 1 to 3 acres: 91 sales, median price $142,000, median about $70,000 per acre.
  • 3 to 5 acres: 17 sales, median price $236,750, median about $69,800 per acre.
  • 5 to 10 acres: 17 sales, median price $330,000, median about $51,200 per acre.
  • 10 to 25 acres: 15 sales, median price $360,000, median about $30,000 per acre.
  • 25 acres and up: 11 sales, median price $2,257,500, median about $31,500 per acre.

Small groups like these can move on a single sale, so read the tiers as a range and not a fixed price. The widest spread is in the largest tier. Tracts of 25 acres or more closed anywhere from about $8,500 to about $109,000 per acre.

Why does the price per acre drop on larger tracts?

A one-acre buyer pays for a homesite. A 50-acre buyer pays mostly for dirt. The road, the utilities, and the first building spot make up a large share of the value of any tract, and that value is spread across more acres as the tract grows. The 10-to-25-acre tier also has fewer finished homesites and more raw pasture.

Above 25 acres, the pattern breaks because buyers have different plans. A rancher, a family compound buyer, and a developer may all look at the same tract, and frontage near Weatherford can bring a price tied to future use. That is why the 25-acre tier sold at a higher median per acre than the 10-to-25-acre tier.

Which Weatherford communities cost the most per acre?

Community and location can matter more than size. A few of the named subdivisions in the Matrix data show how far the range runs:

  • River Ranch on the Brazos: 7 sales of about one acre, from $386,000 to $650,000, with a median of $650,000.
  • Santorini: 4 sales of about 2 to 3 acres, from $230,000 to $269,900.
  • Bar H Ranch: 6 sales of about 2 acres, from $140,000 to $225,000.
  • Blue Bonnet Ridge: 13 sales with a median of 2.56 acres, from $135,000 to $236,750.

River Ranch shows the premium a buyer will pay for a riverfront setting. A one-acre lot there sold for as much as tracts of 14 to 21 acres elsewhere in Weatherford.

What moves the price of a Weatherford tract?

Two tracts of the same size can sell far apart. These are the features a land buyer tends to price first:

  • Road frontage and access: paved county road frontage is worth more than an easement.
  • Utilities: a tract with a water meter and electric at the road costs less to build on than one that needs a well and a line extension.
  • Usable ground: floodplain, steep slopes, and creek channels reduce what you can build on.
  • Trees and views: mature oaks and elevation add value that pasture does not.
  • Restrictions: deed restrictions can protect a neighborhood, but they can also rule out the barn or shop you planned.
  • Tax status: an existing agricultural appraisal can lower the carrying cost, and it comes with rollback exposure if the use changes.

The Texas Comptroller explains that land changing to non-agricultural use owes a rollback tax for the three previous years, so ask who pays it before you sign. For what comes after the purchase, see our guide to Parker County land.

Is it a buyer's market for Weatherford land right now?

The current numbers lean toward buyers. Matrix showed 306 active Weatherford land listings of one acre or more on November 2, 2026, against about 12.6 closed sales per month over the prior year. That works out to about 24 months of supply. Active listings had a median of 195 days on market, while the land that sold had a median of 106 days and closed at a median of 94.12% of the final list price.

For buyers, that means time to do due diligence and room to negotiate on a tract that has been sitting. For sellers, it means the asking price has to be right on the first day. A tract that is priced like the homesite next door when it needs a well, a septic system, and a road will likely wait.

How should a land seller in Weatherford set a price?

The Agency Dallas prices land from closed sales of similar size, access, and water, not from the highest asking price nearby. If you own acreage in or near Weatherford, we can start with a free valuation and then:

  1. Pull closed sales in your size tier and adjust for frontage, water, and usable acres.
  2. Confirm the survey, easements, restrictions, and tax status before you list.
  3. Decide whether a whole-tract sale or a smaller split would net more.

Larger tracts have their own pricing logic. Our post on Parker County ranch prices per acre by size covers the county view, and our guide on selling a ranch west of Fort Worth covers water, minerals, and the ag exemption. Our land and ranch team works across the county.

Frequently asked questions

How much does an acre of land cost in Weatherford, Texas?

The median Weatherford land sale of one acre or more closed at about $64,600 per acre over the 12 months ending October 31, 2026, based on 151 sales in NTREIS Matrix. Homesites of one to three acres had a median near $70,000 per acre, and tracts of 10 to 25 acres had a median near $30,000.

How long does land take to sell in Weatherford?

Land of one acre or more that sold in Weatherford had a median of 106 days on market in the year ending October 31, 2026. Active listings on November 2, 2026 had a median of 195 days. With about 24 months of supply, sellers should expect a longer timeline than they would see with a finished home.

How close to list price does Weatherford land sell?

Weatherford land of one acre or more closed at a median of 94.12% of the final list price over the 12 months ending October 31, 2026. The median against the original list price was 92.86%. That gap suggests many tracts needed a price cut, which is one reason a realistic first price matters so much.

Why are some Weatherford lots so much more expensive per acre?

Location and setting drive the difference. Lots in River Ranch on the Brazos sold for $386,000 to $650,000 at about one acre, while two-acre lots in several other communities sold near $200,000. Water features, utilities, road access, and neighborhood restrictions can all outweigh the simple count of acres on a tract.

Is Weatherford land a good buy right now?

That depends on your plans and budget, and we are not financial advisors. The market gives buyers time and room to negotiate, with 306 active listings of one acre or more on November 2, 2026 and about 24 months of supply. Check water, septic, access, and restrictions before you compare two tracts on price alone.
