Across 22 North Texas cities with regular high-end activity, 1,123 single-family homes closed at $2 million or more through the MLS in the 12 months ending October 31, 2026, at a median of $2,800,000 and a median of 32 days on market, according to NTREIS data pulled November 7, 2026. Which brokerage sold the most of those homes is a fair question, but the honest answer is that the answer depends on how you count, and no single public ranking settles it.
The Agency Dallas, an independently owned and operated brokerage serving North Texas, would rather show sellers how to evaluate the claim than make one. This guide explains where high-end homes actually sell, why brokerage rankings differ, and the questions that reveal which firm is right for a specific home.
Where do $2 million homes sell in North Texas?
Of the 1,123 closings at $2 million or more in these cities between November 1, 2025 and October 31, 2026, the leading cities were:
- Dallas: 462 sales.
- University Park: 116 sales.
- Southlake: 98 sales.
- Highland Park: 72 sales.
- Frisco: 69 sales.
- Fort Worth: 49 sales.
- Plano: 36 sales.
- Colleyville: 35 sales.
- Westlake: 30 sales.
Dallas, University Park and Highland Park together accounted for about 58 percent of the total. Of all 1,123 sales, 128 closed at $5 million or more, and 7 at $10 million or more.
Why do brokerage rankings disagree?
Rankings published by brokerages, trade outlets and data vendors often reach different conclusions because they measure different things:
- Sides or volume. Some count transactions, others count dollar volume. A firm with fewer, larger sales can lead on volume and trail on count.
- Listing side, buying side or both. Representing sellers and representing buyers are different businesses, and combining them changes the order.
- Price threshold. A ranking above $1 million looks very different from one above $5 million.
- Geography. A firm can lead in one city and barely appear in another.
- Office versus brand. National brands often include many independently owned offices, and rankings may combine or separate them.
- Time period and data source. MLS data excludes private sales, and calendar years differ from trailing 12 months.
Because of those choices, a claim to be the top luxury brokerage can be accurate under one definition and misleading under another.
What should a seller ask any brokerage?
- How many homes did your office, not the national brand, sell in my price range and my city in the last 12 months?
- How many of those were listings you represented, and how many were buyers?
- What was the median days on market and sale-to-list price ratio on your listings?
- Which agent will handle my sale day to day, and how many homes like mine have they sold?
- What is your plan for the first two weeks of the listing?
Our guide on how to choose a Dallas brokerage covers these questions in more detail.
What does the data say about how high-end homes sell?
A median of 32 days on market at $2 million and above shows that well-priced high-end homes in North Texas do sell, but the range is wide. Our review of Preston Hollow estates over $5 million found that most sold within a month while about one in four took more than 90 days. Pricing against the right comparables mattered more than brand.
How does The Agency Dallas approach high-end listings?
We focus on the things a seller can verify: comparable sales for the specific home, a launch plan built for the first two weeks, and clear reporting. We also publish what we sell across price points, which you can review in our 2026 sales by price point, and we explain our fees in what it costs to sell with us.
Does a big brand guarantee a better result?
Brand recognition can help a listing reach more buyers, especially relocating buyers and those searching from outside Texas. But the result on a specific home depends far more on the plan for that home than on the name on the sign. Sellers should look at how a brokerage prices against the closest comparable sales, how it prepares the home before photography, how it markets during the first two weeks, and how it handles negotiation and the option period. A firm that sold many homes in another city or price range may have little experience with a home like yours. It is also worth asking how a brokerage protects privacy for sellers who prefer limited exposure, and how it reports showing activity and feedback during the listing. The data in this post points to two practical lessons for sellers at $2 million and above: buyers in this tier are concentrated in a handful of cities, and homes priced correctly from the first day tend to sell within about a month. A brokerage that can show you its recent results on comparable homes, and explain its plan in plain terms, gives you the information you need to decide.

Why do brokerage rankings for luxury homes differ?
Rankings use different definitions: transaction count or dollar volume, listing sides or all sides, different price thresholds, cities and time periods, and whether a national brand is counted as one firm or many offices. MLS data also excludes private sales, so no single ranking captures everything.
How should I choose a brokerage to sell a $2 million home?
Ask for the office track record in your price range and city over the last 12 months, the split between listings and buyers, median days on market and sale-to-list ratio on their listings, who will handle your sale, and their launch plan for the first two weeks.
