The most expensive places to live in Dallas-Fort Worth in 2026 are Westlake, Highland Park, Westover Hills and University Park, followed by Bartonville, Southlake, Parker, Lucas, Copper Canyon and Colleyville. Westlake had the highest typical home value in Texas as of September 2026, at $3,226,073, according to Zillow Home Value Index data compiled by Stacker. Highland Park was close behind at $3,034,876. Thirteen of the 30 most expensive cities in the state on that list are in the Dallas-Fort Worth area.

At The Agency Dallas, our agents work across North Texas, from Highland Park and Preston Hollow to Westlake, west Fort Worth, Frisco and the lake communities east of Dallas. This guide is our map of the region's most expensive neighborhoods, with links to our deeper guides on each.

Which DFW cities have the highest home values?

Here are the Dallas-Fort Worth cities on Stacker's September 2026 ranking of the most expensive places to live in Texas, with their typical home values:

  1. Westlake: $3,226,073 (No. 1 in Texas)
  2. Highland Park: $3,034,876 (No. 2)
  3. Westover Hills: $2,571,247 (No. 3)
  4. University Park: $2,470,693 (No. 4)
  5. Bartonville: $1,411,294 (No. 7)
  6. Southlake: $1,318,423 (No. 8)
  7. Parker: $1,088,753 (No. 13)
  8. Lucas: $1,052,016 (No. 14)
  9. Copper Canyon: $1,023,353 (No. 15)
  10. Colleyville: $914,498 (No. 20)
  11. Double Oak: $850,254 (No. 23)
  12. Prosper: $760,369 (No. 27)

City-level numbers hide a lot. Large cities such as Dallas, Fort Worth and Frisco don't appear on the list because their averages include every price point, yet they contain some of the region's most expensive neighborhoods.

What are the most expensive neighborhoods in the Dallas core?

The Dallas core holds the region's deepest concentration of high-value homes within a few miles of downtown:

  • Highland Park and University Park. Separate towns surrounded by Dallas and served by Highland Park ISD. Prices run from older homes sold for the lot to restored and new estates on streets like Beverly Drive and in Volk Estates. See our Highland Park and University Park market reports and our guide to Volk Estates.
  • Turtle Creek and Uptown. The city's top high-rise condo corridor, where floor, view and building services drive price.
  • Lakewood and Swiss Avenue. East Dallas's lakeside estates and protected historic mansions.

What to check: which city a home is in, since Highland Park, University Park and Dallas have different taxes and building rules, and how much of the price is land. On many core streets, the lot is most of the value.

What are the most expensive neighborhoods in North Dallas and the nearby suburbs?

  • Preston Hollow. Estate lots of one acre or more in its oldest sections, including Strait Lane and Old Preston Hollow. See our Preston Hollow market report and which Dallas neighborhoods have the largest lots.
  • Bluffview, Devonshire and Greenway Parks. Close-in neighborhoods with distinctive terrain, a walkable grid near Preston Center and private greenbelt parks.
  • Parker and Lucas. Acreage and custom homes in eastern Collin County, both on the statewide list above.
  • Bartonville, Copper Canyon and Double Oak. Acreage estates in southern Denton County, also on the list.

How prices vary: inside Preston Hollow, the same acreage can differ widely in value depending on street, frontage and floodplain. In the acreage towns, road access, utilities and how much of a lot is usable matter as much as size.

What are the most expensive neighborhoods in Southlake and Westlake?

What to check: the exact school assignment, since Westlake addresses can fall into different school options, plus HOA rules and dues in gated communities. Compare property taxes in Southlake and Westlake before you settle on a budget.

What are the most expensive neighborhoods in Frisco, Prosper and The Colony?

How prices vary: in these newer areas, new construction and resale homes compete directly. Builder incentives can change the real price of a new home, so compare total cost, including incentives, against recent resale prices.

What are the most expensive neighborhoods in Fort Worth?

What to check: luxury homes in west Fort Worth have taken longer to sell than in parts of Dallas, so pricing discipline matters for sellers. Our guide on pricing a luxury home in west Fort Worth above $2 million covers the approach.

What are the most expensive neighborhoods in Rockwall and Heath?

How prices vary: true waterfront commands a large premium over homes near the lake but not on it. Check shoreline rules, dock permits and flood maps for any lakefront property.

How should I read home value rankings?

The city figures above come from Zillow's Home Value Index, which estimates the typical value of all homes in a city. They are useful for comparing areas, but they do not show what the best homes sell for, and large cities with very expensive neighborhoods, such as Dallas, Fort Worth and Frisco, never appear because their averages include every price point. For a specific home, recent closed sales on the same street or in the same community are the right guide. Look at at least 12 months of sales, separate new construction from resale, and watch days on market as well as price.

What drives the highest prices in Dallas-Fort Worth?

  1. Land and lot size. Acreage close to job centers is scarce.
  2. Schools. Highland Park ISD, Carroll ISD and Westlake Academy are major draws.
  3. Gates and privacy. Guard-gated communities command premiums, especially with relocating executives and athletes.
  4. Water and golf. Lakefront and golf course frontage add value in Rockwall, Heath, The Colony and Fort Worth.
  5. Access. Proximity to DFW Airport, Love Field, Legacy West, Uptown and downtown Fort Worth matters to buyers who travel.

What should buyers check anywhere in DFW's top neighborhoods?

  • Total cost of ownership. Property tax rates differ by city, county and school district, and HOA dues vary widely between gated and non-gated communities. Compare the full monthly cost, not just price.
  • Commute and travel. Drive the route to work, the airport and schools at the times you will actually make those trips.
  • What you can change. Zoning, HOA architectural rules and historic or conservation districts can limit renovations and new construction.
  • Resale depth. Homes in the most established neighborhoods tend to have the deepest pool of future buyers. Very large or highly customized homes can take longer to resell anywhere.
